Implementation of the task: "Area Revitalization of the Center of Łódź - Project 7 Reconstruction, demolition, renovation of the building along with land development and the necessary technical infrastructure of the property in Łódź at ul. Legionów 44 in the system design and build. " (...) The contracting authority has received funding under the Regional Operational Program of the Lodzkie Voivodship for 2014-2020, action No. VI.3 of sub-measure No. VI.3.3 - Revitalization and development of socio-economic potential - the City of Łódź. A detailed description of the subject of the contract is contained in Volume III of the ToR - Description of the subject of the contract and functional and utility program with attachments, and in Volume II of the ToR - Contract act form.
The implementation of the task includes:
1. Development of real estate at ul. Legionów 44 is a group of buildings erected along its three borders. The buildings being the subject of the study were built at the turn of the 19th and 20th centuries. The building complex consists of:
- the front tenement house built before 1894, entered into the municipal register of monuments, has 2 floors above ground and usable attic. The building was built in traditional technology, without a basement, a gable roof. The staircase is accessible from the gate passage, with windows from the yard. The attic from the front is illuminated only by narrow windows in the elbow wall, from the yard side the floor is full height,
- the eastern outbuilding, the left one is a four-storey building, without a basement, with an unusable attic, a roof top and one blank wall added to the building on the neighboring property,
- western outbuilding, the right is a one-story building, without a basement, a centrally located entrance, a desktop roof,
- 2 one-story outbuildings.
The property is located in the area of the historic urban system entered into the municipal register of monuments. Currently, the district is called "Old Polesie".
2. The investment task will include, among others on the reconstruction and expansion of cubature buildings.
Commercial premises will be rebuilt on the ground floor of the front building, residential premises on the first floor. The second floor will be entirely occupied by the home of a minor mother and child. The building of the left annexe has residential premises on all floors, with premises on the ground floor level with the possibility of transformation into premises for the disabled. The building of the right outbuilding was adapted for social purposes, as an environmental common room. Outbuildings for demolition, one of which will be rebuilt and intended for a boiler room and a room for collecting solid waste.
The scope of work related to the reconstruction and extension of cubature objects applies to all industries, all connections, internal installations and external installations on the property. Internal installations in all buildings should be made again (old devastated installations, they are unusable). The investment will also include construction of paved surface in the yard, playground, reconstruction and construction of external installations and connections, renovation of the gate clearance. The order also includes the arrangement of new greenery.
3. The implementation of the project will include real estate located in Łódź at ul. Legionów 44, plots No. 109/1, 109/2, 109/3 and a fragment of road plot No. 104/60 (area P-9).
4. The subject of the contract is to prepare project documentation, obtain necessary permits and arrangements (including building permits), carry out construction works and obtain an occupancy permit. Before commencing design work, the Contractor is required to update the technical expertise and verify all studies received from the Employer (e.g. inventory, testing) in terms of the actual state of the property covered by the study at the start of design work.
