The services offered in the present procedure include the general refurbishment of the 3-fold gymnasium of the Realschule Selb. The static skeleton of the gym forms a reinforced concrete skeleton. Reinforcement and outer walls are made of concrete or brick masonry. The roof of the gym forms a Mero-Tensile structure. The physical education classes will be distributed to other gymnasiums and the outdoor sports facility during the construction. The provisional budget for the overall measure for the KGR 300 + 400 amounts to a total of approx. EUR 2.6 million net. The object of the stepwise order is the Lph. 1-9 of the picture of service building planning for buildings + interior spaces, § 34 HOAI in connection with app. 10 No. 10.1 + elevator planning. Special services will be awarded. In planning and execution, a high degree of cost and deadline security must be ensured. The total construction time will be about 1 year. Construction is scheduled for mid-2020. The building will be completed by August 2021.



The services offered in the present procedure include the general refurbishment of the 3-fold gymnasium of the Realschule Selb.

The gym was built in 1981 by the district of Wunsiedel. Since then, it has been mainly cared for in terms of building maintenance. Thus, the roofing of the gym was renewed in 1997, and that of the equipment room tract in 2004. An emergency exit for the middle pitch was created in 2012. In 2013, a new sports floor was installed. In 2018, the lighting was replaced by LED lighting. The sports floor and the changing rooms and shower rooms in the basement were badly damaged in the middle of 2018 by a heavy rain event.

At the gym, an energetic optimization of the façade and roof surfaces is to be carried out. Values of the EnEV 2014 - 30%, thus almost passive house quality, are aimed at. This is to meet the goal of the Federal Government for the construction of climate-neutral buildings. In addition to the fire protection technology, the accessibility of the building must also be ensured. The load-bearing structure of the building should be preserved as much as possible.

The client attaches particular importance to the development of a holistic energetic renovation concept which, in addition to the concrete remedy of defects, has the goal of operating the property in a sustainable, economical and future-oriented manner following the renovation. In this context, proposals for solutions are to be worked out that have the best possible ratio of durable construction structures, high energy efficiency and low construction and operating costs.

The implementation of the construction project is planned in a construction phase. The construction work must be carried out in close cooperation with the user. The physical education classes will be distributed to other gymnasiums and the outdoor sports facility during the construction.

The gymnasium, together with the tribune section, has an external dimension of 45.88 x 33.00 m, the clear room height is 7.15 meters. The single-storey unit wing is 45.88 x 5.00 m in external dimensions, the entrance area with dressing room and sanitary tract 45.88 x 7.50 m. The single-storey extension with staircase and maintenance rooms has an external dimension of 7.70 x 18.74 m. The HNF of the gym is about 2 400 m 2 , the BRI 19 114 m³.

The overall budget for the KGR 300 amounts to a sum of 1 650 000,00 EUR net and for the KGR 400 to a total of 793 000,00 EUR net. The costs for the KG 370 will be about 65 000,00 EUR net and the costs for the KG 612 will be about 100 000,00 EUR net. The cost of the lift will be about 50 000,00 EUR net. The costs were determined as part of a rough cost estimate and represent only a reference value at the time of dispatch.

Subject of the contract are the planning services for buildings and interiors for the service phases 1 to 9 described in the performance picture Object Planning for Buildings and Interiors under § 34 HOAI in connection with Annex 10 Number 10.1. Lift planning is also to be provided. A phased commissioning is planned. Level 1: LPH 1 to 3, Level 2: LPH 4, Level 3: LPH 5 to 7, Level 4: LPH 8 to 9. The construction project is listed by the client in accordance with § 34 HOAI in connection with Annex 10.2 in the Honorarzone III, HOAI Arranged in 2013. Special services will continue to be awarded, including the creation of a fire protection concept.
