New Caritas hospital Lebach — technical equipment, plant groups 1, 2, 3, 7 and 8, service phases 1-9 according to §§ 53 et seq. HOAI

New Caritas hospital Lebach.

Currently, the new construction project is assumed by a GFA of approx. 15,721 m 2 and a NUF of approximately 9 197 m 2.

Based on a benchmark cost estimate, total costs of EUR 59.6 million gross (Kgr. 200-700, DIN 276) are assumed.

Planning starts in autumn 2021, start of construction in spring 2023 and completion at the end of 2024 is planned on schedule.

It is intended to commission the following services (in stages) with this tender:

Technical equipment, plant groups 1 (wastewater, water, gas systems), 2 (heat supply systems), 3 (ventilation systems), 7 (use-specific systems/(here: kitchen systems, laundry and cleaning systems and fire extinguishing systems if applicable) and 8 (building automation), performance phases 1 to 9 according to §§ 53 et seq. HOAI.

The Caritas Hospital in Lebach is an acute hospital for basic and regular care. According to the Saarland hospital plan until 2025, the clinic has a plan bed number of 213 beds/places in the following department structure:

— general surgery with 58 planbeds,

— plastic and aesthetic surgery with 8 plan beds,

— geriatrics with 25 planbeds,

— hematology and oncology with 27 planbeds,

— general internal medicine with 80 flat beds,

— intensive care medicine with 10 plan beds,

— Geriatric day hospital with 5 places.

The new building of the bed house including intensive care unit, ZNA, ambulance structure and functional diagnostics is the subject of tender.

The structural stock is characterized by extensive structural defects in the field of fire protection. After an intensive discussion about the future of the site, it was decided in 2020 to maintain it while reorienting content in the sense of a house with a cross-disciplinary focus in the field of ageing medicine. Due to the decision to maintain the location in Lebach, triggered by the designated serious deficiencies in the field of fire protection, extensive new construction measures are necessary at the Caritas Hospital in Lebach, for which funding according to the Saarland

hospital law is sought. The measure is based on a present functional and space program, which is partly based on existing performance and structural data, but is also dependent on prospective assumptions for performance development due to the new content orientations.

The planned construction project will affect the entire clinic with the exception of the operation area and the existing chapel. These building parts do not have fire protection defects and are therefore available for continuous use, but are fixed points of the existing connection for further planning. Operations department and chapel are therefore excluded from target room programming.

For the measure, the services of technical equipment, plant groups 1 (wastewater, water, gas systems), 2 (heat supply systems), 3 (ventilation systems), 7 (use-specific systems/here: kitchen systems, laundry and cleaning systems and fire extinguishing systems, if applicable) and 8 (building automation) in accordance with §§ 53 et seq. HOAI are to forgive.

The services are hired in stages. Service phases 1 to 3 (basic determination, preliminary planning and design planning) are initially commissioned in the 1st commissioning stage in accordance with § 55 HOAI. Service phases 4-9 are called up in stages. There is no legal entitlement to total commissioning.
