On the grounds of the Allwetterzoo there are several restaurants, kiosks and cafes for the year-round gastronomic supply of leisure guests.
The gastronomic management is currently already successfully carried out by a tenant and is regularly advertised for lease.
The bistro at the children's and horse park along with outdoor areas will in future be operated by a third party, the operation of the other gastronomic areas is to be carried out by the tenant. The specific lease properties are listed in the service description.
Functional guest rooms, kitchens and storage areas are available at the individual locations, and there is also the possibility of using mobile sales stands.
In the new Meranti Hall, a spacious and extraordinary event and conference area is being created, which will in future be regularly used for high-quality events with gastronomic supply and managed by the tenant.
The lease advertised here is to begin on 01.01.2024. The lease is to be concluded over 5 years of operation (without extension option) and provides for an annual lease with monthly advance payments.
The amount of the lease depends on the offer of the tenant and must amount to at least 10% of the annual turnover (net) of the leisure gastronomy and at least 15% of the annual turnover (net) of the event gastronomy (Meranti Hall).
The estimated total value of the tender is approximately EUR 1.o million (estimated sum of annual lease payments over the entire contract period of 5 years).
The lease agreement also includes structural investments by the tenant at the beginning of the lease. The amount of the investments depends on the offer of the tenant and must amount to at least EUR 200,000 (net).
Small inventory is not the subject of the lease agreement and must be brought in by the tenant, as well as a cash register system and the banquet kitchen of the Meranti Hall.
The existing employees of the current tenant are to be taken over as part of a transfer of business according to § 613a BGB at the beginning of the lease.
The selection of the tenant is to take place within the framework of this tender. First, the suitability of the applicants is checked on the basis of references and selection criteria. After the aptitude test has been determined, the remaining applicants will be invited to submit an offer.
