HafenCity Hamburg GmbH is planning the realization of a zero-emission office building office building in wood skeleton construction at the location "Am Dalmannkai" as a zero emission office building in timber construction with a total gross floor area of approx. 8,600 m². The zero-emission office building is to become CO2-neutral in the overall balance of construction, operation and dismantling. The building material wood is used both constructively and creatively. Large-scale façade and roof greening makes an important contribution to the microclimate and offers high quality for urban areas.

The north façade and the east façade to the street space characterize the image of the city through the modular grid of the wooden frames, which serve as planting scaffolding for the façade greening and enable the greening of the façade. In the space between the base façade and the planting frames, continuous planters can be fixed, which enable efficient irrigation of the façade greening. The south façade will be equipped with a band of PV modules in the lintel area for a maximum energy yield per floor.

As part of the award procedure, the construction services are timber construction (load-bearing wooden skeleton construction), roof (insulation, waterproofing and roof greening / roof coverings) and façade (wooden panel elements and wooden façade). The planning was carried out with BIM.
