The real estate complex consists of 5 buildings in R+4 on basement for a living area of approximately 35,000 m². All associative or commercial premises represent an area of approximately 2950m².
The project is part of a global energy performance approach and qualitative rehabilitation of housing and common areas.
The main challenges of the project are:
• Conducting a work project on an occupied site in a dense urban environment and with a weakened public,
• Improving the energy efficiency of buildings to achieve BBC renovation certification,
• The treatment of the feet of buildings, accesses and security,
• The improvement of the exterior architectural image and the living environment,
• Improvement of tenant comfort: creation of storerooms, renovation of wet rooms, replacement of all networks (heating, plumbing), upgrading of electrical standards, beautification of common areas,
• Taking fire safety into account: replacement of landing door blocks, smoke extraction,
• The rehabilitation of associative premises and their access, particularly when they overlook the rue du Dauphiné,
• The proposal to adapt some dwellings to the ageing of the population,
• Communication with tenants and the neighbourhood for work on an occupied site.
All the work will be carried out on an occupied site, in a dense urban context. Maintaining access to housing and maintaining the operation of technical installations is imperative during the construction phase, and nuisances will have to be reduced as much as possible.
