New construction and general renovation of the Marienstein Children's Village, Eichstätt - Fire protection planning according to issue no. 17 of the AHO publication series

The Caritas Association of the Diocese of Eichstätt is planning the new construction and general renovation of its Marienstein Children's Village in Eichstätt during ongoing operations.

The children's village is a fully inpatient facility in which about 100 children aged 6-15 years are currently cared for. The ever-advancing development of the pedagogical concept has left its functional mark on the children's village. For this reason, Caritas has decided to restructure the children's village, to renovate the entire facility and to rebuild parts.

The total area of the GFA renovation/new construction to be planned is approx. 18,450 m²

An open award procedure is planned for the fire protection services in accordance with issue no. 17 of the AHO publication series (as of December 2022) and the preparation of the fire protection certificate in accordance with § 11 BauVorlV.

The Caritas Children's Village Marienstein is a child and youth welfare institution. The construction of the children's village in its present form began on 25.10.1974. It was commissioned on 03.12.1976. In the years that followed, the buildings and facilities were used intensively and are therefore to be completely renovated and expanded.

To this end, a feasibility study was carried out in 2021, during which the project scope and budget were determined in addition to the scope of the project. At the end of 2022, the planning parties involved in property planning, ELT, HLS, FA, TWP, IngBW, KüP were put out to tender and commissioned by means of the VgV procedure.

The plans are currently in LP2. All fire-safety-related coordination carried out up to that point was carried out with a fire protection planner, from whom the client unfortunately had to part ways in the course of LP2.

The majority of the existing buildings are to be completely renovated and expanded in places. Some of the buildings will be demolished and rebuilt (school with gymnasium). In addition, a new car park will be created.

At least 3 construction phases are planned. In the meantime, there will be various interim uses in the existing buildings. Between the construction phases, the corresponding relocations of the units will be carried out. The entire renovation and new construction measures will take place during ongoing operations.

The services for fire protection are to be prepared for the final use as well as for all interim uses.

A fire protection concept from 2017 is available for the current use of the existing buildings.

The following existing buildings are to be considered in the fire protection concept:

•Centre

• Houses 1-3

• House 4 (formerly: staff residence PWH)

• Caretaker's bungalows (HMB) 1 and 2

•Church

The following buildings/usable areas will be newly constructed and will be considered in the fire protection concept:

• School with gym

• Carport, garbage collection point, two-wheeler parking

• Service building

• Parking (on parcel 164/3)

The total area of the GFA renovation/new construction to be planned is approx. 18,450 m² and is described in detail in the tender documents

The project cost ceiling is EUR 41.6 million net (KGR 200-700 according to DIN 276).

According to the available cost forecast, the costs of cost group 300 amount to approx. EUR 19 million net, the costs of cost group 400 approx. EUR 9.8 million net.

The milestones for the implementation of the project provide:

- Leistungsbeginn: Dec 2023

- Start of construction: mid-2025

- Completion: Dec 2031
