The university town of Tübingen intends to realize the construction of a new 2-speed primary school for the Köstlinschule on Wilhelmstraße in Tübingen.
For this purpose, an architectural competition was launched, which is currently still being worked on.

For the services of the specialist planning TGA according to §§ 53, 55 HOAI ALG 4 + 5 and optionally 6 (electrical), LPH 1-8, optional 9, a suitable engineering office is sought.

The assignment is to be carried out in stages. In the first stage, the work phases 1-3 are commissioned. There is no legal entitlement to the further commissioning of the following service level, as well as the customer reserves the right to have individual services provided within a service level itself or by third parties.

The university town of Tübingen intends to build a new 2-speed primary school for the Köstlinschule on Wilhelmstraße. The property of the Köstlinschule with a size of 2,650 m² is located northeast of the old town of Tübingen. For the school building, the corresponding rooms, a canteen with kitchen and a gymnastics hall are to be planned. The Köstlinschule is attended as an all-day school by up to about 220 children. The new building is to be occupied in the 2025/26 school year.
Currently, around 80 children in grades 1 to 4 are taught in the Köstlinschule. Due to increasing numbers of students in the catchment area, there is a need for another train. At full occupancy, up to 224 students can attend the school.
It can be assumed that there is a usable area of approx. 2,700 m² NRF, of which approx. 200 m² is for a gymnastics hall.
The organiser is striving for a wood/timber hybrid construction.
The rough cost framework is assumed to be € 9,000,000 gross for KG 300-400.

The facilities such as ground surveys, pipeline plans and the energy guideline University City of Tübingen are made available with the invitation to tender.

The new building is to be connected to the existing or planned supply of the music school property (water / sewage, electricity). Just like the music school, the building will be connected to the district heating network in the future. Minimum requirements for a CO2-neutral energy supply is the Renewable Energies Heat Act (EEWärmeG).

Sustainability.
The building should be planned and constructed as CO2-neutral as possible, e.g. as a wood/wood hybrid construction. Material-appropriate and economical planning is required.

The new roof surfaces are to be designed as green roofs as far as possible for retention. The combination with photovoltaic systems on these surfaces is expressly desired.

In order to achieve the climate targets, the organiser wishes a conscious use of resources in the production, construction and operation of the building. With the construction, the components and the useful life of the building materials, the CO2 emissions of the building are to be sustainably reduced. The CO2 footprint must be kept as low as possible both during construction and operation of the building. The materials/building materials used, recyclability, dismantling possibilities and reusability must be checked in the course of the design. Statements on the energy concept, the carbon footprint and the life cycle costs must also be made.

According to the energy guideline of the university city of Tübingen, passive construction is planned for new buildings.
The sustainability criteria according to Sustainable Building in Baden-Württemberg (NBBW) from the State Ministry for Regional Development and Housing Baden-Württemberg must be taken into account in further planning.
