City of Schneverdingen — extension of the business park Südring

The object of the order is the planning services of

— property planning — engineering structures drainage plants (§§ 41 et seq. HOAI), service phases 5 to 9 along with local construction supervision as a special service,

— Property planning — traffic facilities (§§ 45 et seq. HOAI), service phases 5 to 9 plus local construction supervision as special services,

— building surveying according to Appendix 1 to HOAI. 1.4.7, performance phases 1-4.

The city of Schneverdingen has been preparing for the expansion of the existing commercial park Südring for several years. The development plan no. 83, “Expansion of the Südring industrial park”, was decided by the Council on 26.09.2019 and has been legally binding since January 25, 2020. This means that the planning requirements are before extending the industrial park by approximately 11.78 ha (net building land area). In addition, approximately 3.15 ha of commercial space already reported in B-Plan No. 60 “Südring” had to be adapted as part of inventory overplanning. The spatial scope of the development plan is divided into subdivisions 1 and 2.

With a size of around 21.4 ha of gross building land, the subdivision 1 intended to cover additional commercial space requirements is located in the south of the central settlement structure of the city of Schneverdingen, directly adjacent to the existing commercial area Südring.

Section 2 of Schneverdingen development plan no. 83 is located north of the central settlement structure of the city of Schneverdingen. Subarea 2 provided for conservation law replacement measures is a partial area of parcel 002/018, floor 2 in the Schneverdingen district. Section 2 covers an area of approximately 4.3 ha.

The planning concept of the industrial park is based on an urban development concept developed by the city of Schneverdingen. Based on this concept, construction sites with customary local sizes ranging from 1,500 m 2 — 7,000 m 2 can be created for around 40 commercial businesses. However, other land cuts are also possible according to actual demand.

The cost of the measure is estimated at around 5.1 million gross and is broken down as follows:

drainage development: 2 363 340.00 gross;

traffic areas including lighting: 2 116 769.54 gross;

fire water and environmental protection: 322 087.78 gross;

Con-level costs: 301 985.86 gross

The development is to take place in a construction phase and must be completed by 30 June 2022 according to the current specifications, as the EU funding period ends. On request, a maximum extension of completion, including where-used list, can be extended until December 31, 2022.
