Services for outdoor system planning in accordance with §§ 39 ff. HOAI 2013; Lph 6-9, gradual commissioning:

Lot 1: Construction of the outdoor facilities for the new construction of a residential complex with 4 buildings "southern Oberwiesenfeld 1st and 2nd BA" with approx. 640 apartments, 3 day-care centers, 2 500 m 2nd Commercial units and an underground car park on Schwere-Reiter-Strasse in Munich for Stadibau GmbH.

Lot 2: construction of a public park on the Schwere-Reiter-Strasse in Munich for Stadibau GmbH.

For the area northwest of the Schwere-Reiter-Strasse and northeast of the Emma-Ihr-Strasse in the Munich district of Neuhausen-Nymphenburg, the existing development plan (development plan with green order No. 2053a) is currently being changed. A modern and green residential area with approx. 640 state servants' apartments is to be built there, connecting the city with the Olympic Park in the north.

The subject of the order is the outdoor system planning (phases 6-9) for the 1st and 2nd construction phase. The award is made in 2 lots. The task, the scheduling and the technical implementation including decontamination in the two lots are different.

Lot 1 - residential complex:

In the southern area of the development plan area, 4 building blocks with approx. 640 residential units, 3 integrated day care centers and approx. 2,500 m are to be built 2nd Commercial areas will be built along the Schwere-Reiter-Strasse.

The plot area for the residential complex is approx. 32 100 m 2nd , of which approx. 17,000 m 2nd Open space for courtyards and day care centers. The extensive green roof areas and the pavement in the underground car park have an area of approx. 20,000 m 2nd .

A gardening atmosphere is to be created by dividing it into private, semi-public and public green spaces. Generous green courtyards with a high quality of stay are to be formed between the buildings, which provide a view of the park.

The residential houses are to be bordered on the ground floor with garden terraces and green spaces, which separate the apartments on the ground floor from the public space and provide the residents with private greenery.

The semi-public residential courtyards are intended to offer residents residences and play areas. A hilly landscape is to be worked out to enable tree planting above the underground garage below. Local tree species are to be planted.

In each courtyard, the houses are to be accessed through a path paved with slabs.

The area to the east of the new development area and the street is designed as a public promenade and creates a south-north connection between the city and the Olympic Park.

Estimation costs (lot 1):

Courtyards and day care centers:

KGR 500: approx.3.7 million EUR (net);

Roof areas and underground pavement:

KGR 500: approx.1.6 million EUR (net).
