The basic services of the work phases 1-6 of the service profile Structural Design according to § 51 Abs. 1 HOAI i.V.m. Anl. 14 No. 14.1 as well as the special achievements of setting up comparative calculations for several possible solutions under different object conditions (solid construction vs. timber construction), the verifications for constructive fire protection and engineering control. Furthermore, a consultation regarding the demolition statics of the building to be demolished is expected. This is remunerated according to the time spent.

The construction of the new classroom wing for the grammar school was decided. The aim here is a structural implementation of the space program for the replacement building of the grammar school, taking into account the local heating center in the existing partial basement. The new building will be planned on the site of the existing building. The demolition of the existing building is planned and supervised by the architect.
The overall room program for the grammar school is available and will be made available against submission of a confidentiality agreement. The overall measure Schulzentrum Röthenbach is divided into 5 components, whereby components 1 to 4 were already completed in 2022. The last component 5 - classroom wing Gymnasium - is now the subject of this tender.

In the basement of the building to be demolished there is a local heating supply centre. This must remain. The development of the local heating supply centre and the connection of the new part of the building is the subject of the planning contract. As part of a feasibility study, which is attached to the tender documents, different variants were examined, in which a new building while retaining the local heating supply centre was considered. From this, the preferred variant 1 has formed. The local heating supply centre must be retained, the floors above must be dismantled and the plant must be structurally clad in the building. The classroom wing is to be moved away and completely rebuilt. A three-storey new building is expected to be built.

An increase by a fourth floor should already be taken into account in planning, at least statically.

The client wants to take on a role model function, so that the aspects of sustainability and in particular energy-efficient construction take on a high priority here. Great importance should be attached to the energy concept. The other sustainability criteria should also be taken into account, even in demolition if possible.

Within the framework of Lph. 2, the client wishes a variant investigation by the architect with regard to the comparison of solid construction to timber construction. A timber construction may be considered. However, the final decision on this must be taken by the political body.

It is important that the adjacent buildings of the school complex remain in operation. This must be taken into account during implementation. There is also a narrow access situation in the present case, which means that logistics are more difficult. This must also be taken into account in the context of planning and execution.

The total cost of the measure is around EUR 35 million gross (KG 200-700).

Planning is to begin immediately after the assignment (expected summer 2023). The funding application must be submitted by 15.10.2024. Regardless of the funding application, the existing classroom wing is to be demolished as early as 2024. The students are already outsourced to containers.

Construction is scheduled to begin at the beginning of 2025, with completion or use scheduled for the beginning of the school year (autumn) 2028.
