Midland Heart is inviting Contractors to join its DPS for Repairs and Maintenance Services to support its inhouse General Repairs function to void and non void properties for the next 2 years.
The services to be procured under the DPS are to be as follows -
General Building Services
Electrical Services
Roofing Services
Scaffolding Services
UPVC Window and Door repair and replacement
Drainage Services
Clean and Clearance of Void Properties
Specialist Damp Works
The anticipated total spend across these areas will be in the region of 4 000 000 GBP per annum.
Property Care has typically spent around 1 600 000 GBP (excl. VAT) per year on general building services for Central Birmingham and North Birmingham regions.
This work contains responsive repairs including empty properties (voids), however not major works.
We require general building maintenance contractors who can undertake all types of internal and low level external domestic repairs. These contractors will provide additional resources to Property Care's own team.
Contractors must be ale to perform all of the following services to apply for this lot:
— Plumbing,
— Joinery and Carpentry,
— Plastering and Rendering,
— Tiling,
— Glazing (inc. UPVC),
— Flooring,
— Masonry and Brick/Blockwork (Ground level/internal).
Property Care has typically spent around 900 000 GBP (excl. VAT) per year on electrical services for Central Birmingham and North Birmingham regions.
This work contains responsive repairs including empty properties (voids), however not major works.
We require electrical contractors who can undertake all types of domestic electrical repairs but excluding full rewires but including part rewires e.g. a kitchen rewire. These contractors will provide additional resources to Property Care's own team.
This lot includes electrical services as follows:
— Electric Space, Point and Water Heating Appliances,
— Electrical Appliances,
— Electric Ventilation,
— Lighting and Power circuits,
— Final Circuits,
— Light Fittings,
— Electrical Accessories,
— Alarms and Other Installations,
— Communal Lighting,
— Temporary Connections,
— Earthing,
— Testing.
Property Care has typically spend 350 000 GBP per year (excl. VAT) on roofing services for Central Birmingham and North Birmingham regions.
This work involves responsive repairs (including empty properties or voids), not major works and INCLUDES associated scaffolding/access costs.
This is 100 % of all the roofing works Property Care completes.
We require roofing contractors who can undertake all types of domestic roofing repairs including flat and pitched roofs as follows:
— Inspections and Temporary Repairs and Waterproofing,
— Clay/Concrete Roof Tiles, Ridges, Verges, Hips, and Ventilation,
— Slate Roofing (Natural, Fibre, Cement),
— Vertical Coverings (Tile, Fibre, Cement),
— Sheet Roofing,
— Felt Roofing,
— Asphalt Roofing,
— Other Flat Roofing,
— Loft Insulation and Boarding,
— Leadwork,
— Chimney repairs, Pointing etc.,
— Soffits Fascias Bargeboards and Guttering.
Property Care has spend around 60 000 GBP (excl. VAT) per year on scaffolding services for Central Birmingham and North Birmingham regions.
This works includes responsive repairs including empty properties (voids), not major works.
This is 100 % of all the scaffolding Property Care requires for its own works.
We require scaffolding contractors who can meet all of the following requirements-
— Supply and install mobile towers,
— Supply and install platforms up to 3 storeys,
— Supply and install platforms for roofing and chimney work.
Property Care has typically spent around 225 000 GBP (excl. VAT) per year on UPVC Window and Door repair and replacement for Central and North Birmingham regions.
This work contains responsive repairs including empty properties (voids), however not major works.
We require specialist UPVC window and door contractors. These contractors will provide additional resources to Property Care's own team.
Contractors must be able to primarily repair UPVC windows and doors and will be asked to demonstrate their ability to do so at tender stage. A 2 stage approval process will be in place where a replacement unit/door is required.
Property Care has typically spent around 175 000 GBP (excl. VAT) per year on Drainage services for Central Birmingham and North Birmingham regions.
This work contains responsive repairs including empty properties (voids), however not major works.
We require Drainage contractors who can undertake all types of internal and external repairs. These contractors will provide additional resources to Property Care's own team.
Property Care has typically spent around 350 000 GBP per year (excl. VAT) on Cleaning and Clearance contractors' services for Central Birmingham and North Birmingham regions.
This is all clearance work including empty properties or voids.
Midland Heart has typically spent around 60 000 GBPper year (excl. VAT) on specialist damp treatment services for the North and Central Birmingham area it looks after on behalf of Midland Heart.
