The subject of the award procedure is project management services for the general renovation and extension of the Waldkraiburg grammar school according to project levels 1-5 on the basis of the project management service profile according to § 2 of the project management fee and fee regulations in the construction and real estate industry, published by the Committee of Associations and Chamber of Engineers and Architects for the Fee Regulations e. V. (AHO publication series No. 9, 4th edition, as of May 2014), by means of gradual commissioning for the areas of action:
A) Organization, information, coordination and documentation;
B) qualities and quantities;
C) costs and funding;
D) Dates and capacities and logistics and
E) Contracts and insurance.
According to further specifications:
- the draft project management contract (Annex AV8) and
- the performance profile (Annex AV9).
With the conclusion of the contract, project stages 1 ("project preparation") and 2 ("planning") with all areas of action (AE) are assigned.
The client has the unilateral right (option) to provide the contractor either once or successively (i.e. after completion of the most recently transferred services) with one or more further project stages or (partial) services (e.g. individual areas of action) or individual services from individual areas of activity) (step-by-step assignment). The contractor is not entitled to further commissioning.
The client is the sponsor of the Waldkraiburg high school (hereinafter referred to as "high school"). The high school consists of an old building and another building. This additional building was erected in 2000 and is referred to below as "inventory 2000". All buildings of the high school are on Fl. No. 501 of the district of Waldkraiburg, Ritter-v.-Glück-Weg 3a, in 84478 Waldkraiburg.
The client intends the general renovation of the old building of the high school, the expansion of the high school, the construction of a multi-purpose room of the high school, the construction of an underground car park, the fire protection upgrade in the existing building 2000 as well as further adjustments in the existing building 2000 (hereinafter also referred to as "project").
The other adjustments in the 2000 inventory relate to the areas of fire alarm system, security lighting, acoustic measures in the classrooms and the renewal of the lighting, IT and ventilation (hereinafter also referred to as "further adjustments in the 2000 inventory"): the necessary measures must be in the 2000 inventory are taken so that the areas of fire alarm system, security lighting, acoustics in the classrooms, lighting, IT and ventilation in the existing building 2000 have the same "standards" as those in the renovated old building and in the new buildings.
The "further adjustments in the 2000 stock" and the fire protection upgrades must be carried out while the school is running.
The renovation of the old building has to begin after completion of the extension. School operations will continue in the completed extension.
The client receives 2000 grants for the following services in the portfolio: Fire protection training and adaptation of the standards of the fire alarm system and security lighting to the standards in the renovated old building and the new building. In contrast, adjustments to the acoustics in the classrooms, IT and lighting and ventilation are not encouraged.
The project with the necessary expansion, including areas for all-day care and cafeteria operation, is expected to take place in 3 construction phases on the construction site of the buildings to be demolished in advance. The buildings to be demolished are the simple sports hall, the caretaker's house and the temporary building between the high school and the secondary school. The demolition of the buildings is currently planned in the first construction phase.
According to the current cost estimate, the costs for the project currently amount to EUR 22 434 768.00 gross. The total costs also represent the upper limit of construction costs. The contractor is obliged to pay this upper limit of construction costs. The client has the right to increase the construction cost limit at any time.
According to current estimates, the areas relevant to the project are of the following size:
1) General renovation - old building: 3 265 m
2) New building / extension: 4 405 m
3) Multi-purpose room / event, new building: 4,991 m
4) Fire protection training in the 2000 stock: 4 720 m
5) Outdoor facilities: 7,550 m
6) underground parking: 44 parking spaces;
7) Adaptation / conversions to existing buildings in 2000: 4 720 m
According to current estimates, the demolition area is 8 508 m
The subject of this call is the project management services for the project.
The client has not yet assigned the services of object planning, structural planning, technical equipment, building physics, safety and health protection coordinator (SiGe-Ko), pollutants, etc. He intends to award these services following the award of the project management services.
The project should be completed in the 1st quarter of 2026.
