Implementation of a 2-stage bidding process for property planning and structural engineering for the renovation of coal tower 1 on the site of the former coking plant Zollverein in Essen, now part of the UNESCO World Heritage Site Zollverein.

The scope of services should include the required basic services of service phases 1 to 9. A phased contract is agreed with the contractor. The first stage provides for commissioning service phases 1-4. In a second stage, the service phases 5-9 will continue to be commissioned.

Coal tower 1 to be renovated is located in the western part of the coke oven battery reflecting the already renovated coal tower 2. Coal tower 1 was created during the construction of the coking plant Zollverein in the years around 1957 and was used to store and load the coal into the filling trucks. The tower of about 45 m high rises above the coke oven battery and connected to it inside.

Water penetrates the coal tower due to leakage in roofing and leaky, makeshift window surfaces. Corrosion damage to the steel structure and corroded reinforcement can be found in countless places in the floor slabs. In addition, water penetrates through the various penetrations of the oven battery. The gates below the master aisle are highly corroded, including the steel profiles of the window elements. This damage can be found throughout the façade. The masonry facades have efflorescence, washed out grouting, and dents in places. Concrete flaking, corroded and exposed reinforcement can be seen on the undersides of the various façade protrusions on the ceiling undersides of the various façade protrusions, which also affects the undersides of the ceiling inside. On the north side of the facade, the window elements below the erase are almost completely damaged. The concrete stair systems inside are severely damaged due to flaking.

The top-level stages have corrosion damage. The attic profile is defective, as is the roof waterproofing. The coal tower is heavily contaminated by coal dust and pigeon droppings.

The building condition has deteriorated significantly in recent years, and the makeshift protective measures have exceeded their durability.

The west façade is currently being dismantled due to the risk of uncontrolled collapse. There has been further insights into the damage picture here. The embedded anchors have not been bricked in or are so corroded that their holding function or they themselves no longer exist. There is no introduction of forces from the facing shell via the consoles. The tower head also stands on the masonry facing shell that is at least partially unstable.
