SUR | Renovation of the Ufgauhalle – City of Rheinstetten

Awarding of structural engineering services for service phases 2-6 in accordance with Part 4 Section 1, §§49 et seq. HOAI Structural design + on-site construction supervision, façade planning for the renovation of the Ufgauhalle, City of Rheinstetten

The Ufgauhalle was built in 1972 as a 3-field hall and was renovated in 2013 in terms of fire protection.

The hall is used for events with about 1800 visitors at least twice a year. In addition, the hall is used for school sports and club sports in the evenings. The primary structure consists of reinforced concrete columns with prefabricated reinforced concrete elements, some of which are single-skinned, some double-skinned. The façade is largely uninsulated. The windows are made of aluminium and almost all date back to the year of construction. In the course of the renovation near storm damage in the area of the hall, the flat roofs were provided with additional thermal insulation.

Attached to the hall is a leased restaurant with its own kitchen, cellar, goods elevator and cold rooms. The restaurant also has a bowling alley. On the flat roof there is a private apartment rented to the restaurant tenant.

The building technology consists of a retrofitted gas heating system and a ventilation system from the year of construction. A heat pump was also installed in 1972, but it is no longer in operation. The building has a 20 kV transformer station. Pollutant pollution (asbestos) can be assumed.

The complete renovation of the Ufgauhalle decided by the municipal council includes the complete renewal of the building technology (without restaurant/bowling alley/apartment). The building envelope with roofs, walls and windows will also be completely brought up to date, as will those of the restaurant and the bowling alley. A renovation of all interiors is also taking place (without restaurant/bowling alley/apartment). A demolition of the apartment on the upper floor can be considered, if structurally possible.

In the course of the previous planning, it was determined that all trapezoidal sheet metal roofs no longer correspond to the current calculations. An additional load due to a PV system, for example, is also currently not possible. Therefore, the entire roof structure (steel truss girders) of the main hall will be replaced. The trapezoidal sheets of the side roofs will also be renewed. The changing area will be completely gutted, with new openings in the load-bearing components. In this area, the underground pipes will also be partially renewed, where there will be interventions in the STB floor slab. The steel structure in the technical area must be strengthened by suitable measures (e.g. additional columns with foundations). The façade with the STB curtain wall shell must be calculated and designed to accommodate a thermal insulation system. The new windows and doors must also be adapted to the new situation. Furthermore, there will be some interventions in the vestibule, here the complete demolition of the STB roof including the canopy is planned. This is to be replaced by a lightweight construction at the level of the neighbouring roof in order to create a flat roof surface. In the area of the WC extension, the demolition of the entire roof overhang is being considered, but solutions with a partial demolition can also be worked out. Further minor interventions in the STB structure as well as changes to the canopies are necessary at various points.
