The municipality of Nakkila invites tenders for the management, construction and supervision services of the new comprehensive school as follows:

1. Management and construction management tasks shall include management and construction management tasks for existing (demolished) and construction buildings located on site. The selected construction consultant must, among other things, put the design, construction and demolition contracts out to tender on behalf of the municipality of Nakkila. The selected construction consultant will be responsible for the overall implementation of the project in a controlled manner, from implementation planning to the completion of the building, including tasks during the warranty period. The selected construction consultant will act as the client's guardian of interests, being responsible for the management and construction of the site in accordance with the tender documents.

2. Supervisory tasks shall include supervisory tasks in respect of existing (demolished) and constructed buildings on site. The aim of supervision is to monitor the execution in accordance with contract agreements, the quality of construction, occupational safety and the time and financial implementation at the construction site. The aim of site supervision is to take proactive action to safeguard the interests of the developer. The progress of the construction work is monitored, the plans made are followed and the quality of the work is taken care of.

The scope and cost targets of the project have been defined by the client and their realisation is monitored during the planning period.

The common objective is that the operational, technical, scheduling and qualitative objectives defined in the project plans and the management, construction management and supervision programme are implemented in project management, construction management, supervision and construction within the target cost framework.

Project management and construction management, as well as supervision, must be controlled, high-quality, cost-effective and in the client's best interests throughout the project. The selected construction consultant acts as the main project leader on behalf of the client. Among other things, the developer tenders the designers for the project, takes care of design control, tenders the contracts, including demolition contracts, draws up contracts, takes care of user cooperation and user involvement, takes care of cost planning, professionally and without unnecessary risks. The supervisor of civil engineering works works in close cooperation with the developer throughout the project, and especially during the construction period, he or she is present at the construction site as much as possible, in the everyday life of the construction site. The aim is to use modern project and quality management tools as diversely as possible in project management.

The project's facility programme will be updated in the early stages of planning in cooperation with the design team and users. Any changes to the goals set in the project plan are decided by the client.

The Tenderer shall take particular account of the scale of the Project. The project is long-term, diverse, extensive and involves a wide range of users and stakeholders. The tenderer must be committed and prepared with sufficient resources and effort to carry out the tasks.
