Description:
Building, outdoor facilities and structural design as well as planning of the building physics_Kurhaus in Bernburg (Saale)

The city of Bernburg (Saale) intends to convert and renovate the spa house in Bernburg (Saale). The structural condition of the building, the insufficient technical equipment and the lack of rooms and equipment for the catering offer hinder the increase in utilization and event density and reduce the profitability of the house.

The gallery above the large hall is closed for static and fire protection reasons, and the fountain hall is impaired by inadequate installations.

The current use of the Kurhaus as a cultural and meeting place with a wide range of events and rental options is to be maintained and further expanded. The implementation of a needs-based concept for catering and exploring the possibilities of using the various rooms in parallel plays a central role in this.

In addition to fire protection, the technical modernization of the Kurhaus also includes the reuse of the galleries, the balcony and the conversion for catering. There are also new lighting and sound technology in the stage area and renovation measures on the roof, facade, sanitary, heating, ventilation and electrical installations.

The preservation of historical monuments is of great importance in the renovation of the historic Art Nouveau building. Inventory, planning, approval, execution and documentation must be carried out in close coordination with the Lower Monument Protection Authority and the State Office for Monument Preservation and Archaeology under restoration support. The extent of restoration support must be worked out.

On the basis of Section 14 para. 3 VgV in conjunction with Section 17 para. 1 VgV, a negotiated procedure with participation competition including the preparation of a solution proposal in accordance with Section 76 (2) VgV is carried out as the award procedure for the planning services to be awarded here.

The services advertised here include the following planning services:

1. Task description of building planning

Service content should be basic services of the individual service phases 1-9 in accordance with Appendix 10 (to § 34 paragraph 1, § 35 paragraph 7) HOAI. On the basis of Annex 10 HOAI, cultural institutions are to be assigned to honorary zone IV.

It is intended to carry out a gradual order:

-Stage 1: Work phases 1 to 4 according to § 34 HOAI

-Stage 2: Work phases 5 to 7 according to § 34 HOAI

-Stage 3: Performance phase 8 according to § 34 HOAI

-Stage 4: Performance phase 9 according to § 34 HOAI

Special services:

-stocktaking

-Process support, participation in the allocation of planning and expert services

-Preparation of a wood preservation report with a renovation concept

-Development of historical preservation planning

-Restorative support

-Development and preparation of special building code proofs for preventive and organizational fire protection for structural installations of a particular type and use, existing buildings or in the event of deviations from the building code

-Participate in the funding process

-Preparation, monitoring and updating of call up documents

-Submission of auditable ZBaU documents

-Establishing an in-depth cost estimate or cost calculation

-Updating the cost development

-Creation of where-used lists for submission to funding bodies

2. Task description of structural engineering

Service content should be basic services of the individual service phases 1-6 in accordance with Appendix 14 (for § 51 paragraph 5, § 52 paragraph 2) HOAI. On the basis of Annex 14.2 HOAI, the House of Culture is assigned to fee zone III. In addition, the content of the special service mentioned below for performance phase 8 becomes part of the content.

It is intended to carry out a gradual order:

-Stage 1: Service phases 1 to 4 according to § 51 HOAI

-Stage 2: Work phases 5 to 6 according to § 51 HOAI

-Stage 3: Service phases 8 according to § 51 HOAI

Special services:

-engineering control of the construction of the structure for compliance with the tested static documents

3. Task description of free resource planning

Service content should be basic services of the individual service phases 1-9 in accordance with Appendix 11 (for Section 39 paragraph 4, Section 40 paragraph 5) HOAI. On the basis of Annex 11.2 HOAI, open spaces in connection with historical facilities, historic parks and gardens, and garden monuments are to be assigned to honorary zone V.

It is intended to carry out a gradual order:

-Stage 1: Work phases 1 to 4 according to § 39 HOAI

-Stage 2: Work phases 5 to 7 according to § 39 HOAI

-Stage 3: Performance phase 8 according to § 39 HOAI

-Stage 4: Performance phase 9 according to § 39 HOAI

Special services:

-Participate in the funding process

-Preparation, monitoring and updating of call up documents

-Submission of auditable ZBaU documents

-Establishing an in-depth cost estimate or cost calculation

-Updating the cost development

-Creation of where-used lists for submission to funding bodies

4. Task description of building physics thermal insulation and energy accounting

The scope of services should be basic services of the individual service phases 1 to 7 according to HOAI Appendix 1 point 1.2.2 Performance description of the building physics of thermal insulation and energy accounting. In addition, the content of the special service mentioned below for performance phase 8 becomes part of the content. On the basis of Appendix 1 point 1.2.3, theatre, concert or congress buildings are to be assigned to fee zone IV in connection with thermal insulation and energy balance sheets.

Gradual commissioning is planned:

-Stage 1: Work phases 1 to 4 according to HOAI Appendix 1 point 1.2.2

-Stage 2: Work phases 5 to 7 according to HOAI Appendix 1 point 1.2.2

-Stage 3: Work phases 8 according to HOAI Appendix 1 point 1.2.2

Special services:

-metrological verification of the quality of the construction and of component or room properties

5. Task description of building physics building acoustics

The scope of services should be basic services of the individual work phases 1 to 7 according to HOAI Appendix 1 point 1.2.2 Performance description of building physics in building acoustics and room acoustics. In addition, the content of the special service mentioned below for performance phase 8 becomes part of the content. On the basis of Appendix 1 point 1.2.4, theatre, concert or congress buildings in connection with building acoustics are to be assigned to fee zone III.

Gradual commissioning is planned:

-Stage 1: Work phases 1 to 4 according to HOAI Appendix 1 point 1.2.2

-Stage 2: Work phases 5 to 7 according to HOAI Appendix 1 point 1.2.2

-Stage 3: Work phases 8 according to HOAI Appendix 1 point 1.2.2

Special services:

-metrological verification of the quality of the construction and of component or room properties

6. Task description of building physics room acoustics

The scope of services should be basic services of the individual work phases 1 to 7 according to HOAI Appendix 1 point 1.2.2 Performance description of building physics in building acoustics and room acoustics. In addition, the content of the special service mentioned below for performance phase 8 becomes part of the content. On the basis of Appendix 1 point 1.2.5, concert halls, theatres or opera houses in connection with room acoustics are to be assigned to fee zone V. For room acoustics services, only the foyer, the Great Hall, the Small Hall, the stage, the anteroom and the gallery are to be viewed on the ground floor.

Gradual commissioning is planned:

-Stage 1: Work phases 1 to 4 according to HOAI Appendix 1 point 1.2.2

-Stage 2: Work phases 5 to 7 according to HOAI Appendix 1 point 1.2.2

-Stage 3: Work phases 8 according to HOAI Appendix 1 point 1.2.2
