1. Information on the construction project

- General description:

The Gipsformerei of the Staatliche Museen zu Berlin is a globally unique art manufactory with museum use and is located in Berlin-Charlottenburg.

The listed existing building will be completely renovated (GFA approx. 5200 m²) and extended by a 5-storey extension (GFA approx. 7000 m²).

The aim is to realize the project from a low-tech point of view and taking sustainability into account (achievement of the BNB standard at least "silver"/new construction + open spaces).

The plans also include the relocation of a district heating line and a local network station within the property. Production operations are to be continued during the entire construction period.

Old house:

The existing 4-storey building consists of a front building and two side wings.

It is built in solid construction (masonry, brick vaulted ceilings), the supporting structure of the roof structure in timber construction. The historic structure has been preserved in many places and is to be renovated in accordance with the preservation order. Utilisation concept for the old building: The old building is used on the ground floor for address formation and representation. Here you will find the sales room, the historic forge as part of a small exhibition, shipping and storage areas.

In the future, the upper floors will house depot areas without the need for air conditioning.

In the basement there is esp. Building services.

new building:

The 5-storey extension adjoins the side wing of the existing building to the north. The L-shaped structure has a full basement. The construction is expected to consist of monolithic walls and a material-minimized ceiling construction made of concrete capped ceilings. The interior walls are planned to be made of mud bricks. In addition, mainly recyclable materials are to be used. Utilisation concept for the new building: The workshop and studio areas, along with some air-conditioned depot areas, form the main focus of use. In the west wing there is a two-storey assembly hall.

Relevant to fire protection: Building class V (according to §2 BauO Bln), consideration of the Industrial Building Directive + fire protection requirements under occupational health and safety law.

The construction work will take place in three phases:

Preparatory construction measures (demolition of model hall, archaeolog. Investigations, relocation of district heating line, provisional. Strengthening of the histor. Drive-through, renovation of the basement of the old building, installation of the technology in the basement as a prerequisite for the operation of the new building)

A gradual award of the services is planned. However, there is no legal claim to the transfer of all services.
