The object of the contract is the (mixed) concession of the management service of facilities for the elderly
Health Care Residence, Integrated Day Centre and Mini Housing at the social assistance centre
located in Paullo, Via del Ronco 7/11, as well as the design and execution of works relating to these structures.

The Concession concerns the management of social and health services in favor of the elderly, disabled and subjects in
fragile conditions described in Part II of these Specifications in the structures and their appurtenances listed below
of the Centro Servizi Socio Residenziali per Anziani e Disabili owned by the Municipality:
RSA called "Cascina Cortenuova";
CDI called "Cascina del Ronco";
Mini-accommodations
More in detail, the RSA for elderly people who are not self-sufficient total, or partially not self-sufficient, consists of n.
1 nucleus of 22 beds. With regard to the RSA, the Dealer shall insure in favor of RSA Guests the

medical –nursing activity;
specifically social-welfare activities;
rehabilitation activities;
activities specifically aimed at promoting the possibility of recreation, occupation of time,
socialization, external relations with family, friends and the surrounding environment;
general support services such as: environmental hygiene service, catering service, laundry-ironing-
cloakroom, manicure / pedicure, hairdresser, telephone (reception only), safe, area
external reception, radio / TV, management of medicines-health devices and aids, guest transport and spiritual assistance.
The CDI, dedicated to partially dependent elderly people, is authorized to operate for n. 30 CDI Users.
The activities to be carried out in the DTA will take place in adequately prepared premises (and some to be shared

with the activities of the RSA). With regard to the DTA, the Licensee shall insure CDI Users in favour of the

The Mini-accommodations, in number of 16, are structured to accommodate two Guests Mini-lodgings for each Mini-accommodation. The
service carried out through the Minialloggi is aimed at meeting the needs of a particular category of elderly,
that for their psychosocial and economic state, even if autonomous in carrying out life activities
On a daily basis, they need to live in a protected environment that offers social security and facilitates socialization.
With regard to Mini-accommodations, the Concessionaire must ensure the following for Mini-Accommodation Guests
Services:
medical – nursing activity
specifically social-welfare activities
physiotherapy activities
activities specifically aimed at promoting the possibility of recreation, occupation of time,
socialization, external relations with family, friends and the surrounding environment;
general support services such as: utilities and maintenance, environmental hygiene service, laundry-ironing-
cloakroom, food service, manicure/pedicure, barber/barber, telephone (reception only), service
safekeeping of values and spiritual assistance.
Together with the management, the concession provides for the execution, including design, of construction works and
plant engineering for the construction of a Mortuary and other extraordinary maintenance interventions.
The concessionaire will have to carry out the verification of the seismic vulnerability of the entire structure
ex order of the President of the Council of Ministers n. 3274 of 20 March 2003.
