Commissioning of a general contractor for the planning and construction of new extensions of an asylum community accommodation.
The scope of services refers exclusively to the construction of 2 two-storey residential buildings without a basement with a usable area of approx. 900 sqm.
The technical development in the outdoor facilities and the open spaces are not included in the scope of services, only the connection to the outdoor facilities created by the customer is to be established.
The buildings are to be constructed in timber construction. The bidder is responsible for checking whether the project can best be carried out in system construction or modular construction according to its operational requirements. The implementation must be carried out in timber panel construction, timber frame construction or timber hybrid construction.
Extensive green roofs must be provided. A PV system is to be installed on the extensive green roofs with a roof pitch of max. 12°. This is used for self-consumption and for feeding into the grid. Battery storage is not provided.
The contract is awarded as an open procedure without a competition on the basis of the functional specifications.
The service includes the planning and construction of the buildings in compliance with all public law regulations, in particular the requirements of building regulations. The contractor is responsible for the complete planning of the buildings, including all technical trades, in each case the complete scope of services of the HOAI.
There is no permit planning to be drawn up, the building permit has already been granted. The orientation planning must be taken into account as a basis for this and updated accordingly. The requirements are defined functionally, i.e. result-oriented, so that bidders can formulate different approaches to meeting these requirements. In some cases, the buildings have corresponding requirements and specifications for qualities, which are to be coordinated and fully taken into account by the general contractor in close coordination with the client and the technical operations of the government of Upper Bavaria.
