Commissioning management and technical monitoring according to AMEV 2020 for the GNUE Ministry of Finance (MF) Olvenstedter Straße/Editharing - 1st construction phase (1.BA) in Magdeburg for the service phases 3-design planning to 9-project management
As part of the state-wide structured cabling (ITN-XT) of the state properties in Saxony-Anhalt, the authority location of the Ministry of Finance (MF) is being restructured in some areas. The task of object planning is the organization and coordination of all processes as well as the formation of construction phases during the measure during ongoing operations. Parts of the building complex are to be given a sustainable usage concept with flexible usage areas and desk sharing. A meeting room will also be redesigned and several open-plan offices will be created. Due to the extensive network installation, the revision and redesign of some surfaces in the building is necessary.
In addition to the network installation, the following measures, among others, must also be implemented for the MF property within the framework of the GNUE:

- Renewal of the ventilation and air-conditioning systems on the 3rd floor and in the consulting rooms
- Conversion of ceiling lighting to LED (offices, corridors)
- Preparation of the building automation
- Drainage of the basement
- Fire protection measures basement (fire walls, fire doors)
- renovation of fire alarm system
- Implementation of the safety recommendation of the LKA
- Creation of open-plan offices and a large IT training room
- Crack repair of the façade of the old building on the courtyard side
- Natural stone renovation in the base area
- Painterly renovation of all rooms and corridors, if necessary replacement of the floor coverings
The service component of the construction project is all services required to implement the construction of the data network in the building complex. Part of the measure is therefore the migration or renewal of the secondary and tertiary network of the building complex, including the necessary power supply in the building. The necessary structural services for the repair of components and areas that are damaged in the course of the construction of the data network and similar, accompanying work must be taken into account in the project.
The construction project must be divided into construction areas, or planned and executed in construction phases. The execution of the planned construction work takes place during ongoing operation of the entire building complex. However, the freedom of construction of the respective construction phases is guaranteed for the execution of the work.
The approved building application of 14.04.2022 forms the basis of the planning for the aforementioned services as well as the basis for the preparation of the advance cost notification (KVMBau). The submission of the KVMBau (conclusion LPH 2, pro rata LPH 3 with advance cost calculation) is scheduled for 04/2024.
The construction of the GNUE should be completed by 08/2027.
