Certain maintenance, repairs, alterations and minor works to meet the specification of requirements, including the provision of 24-hour emergency cover, in respect of some or all of the following services:

— Heating systems,

— Ventilation and air-conditioning,

— Control, energy and building management systems,

— Domestic hot and cold water services,

— Emergency power generation,

— Fire fighting & suppression systems,

— Lightning protection,

— Legionella risk management,

— Portable appliance testing (PAT),

— 5 year periodic testing and inspection of electrical installations (where this falls due within the contract period),

— Emergency lighting and controls,

— Electrical works in connection with mechanical services,

— Repairs, minor works and minor maintenance works,

— Management of health and safety,

— Operating and planned preventative maintenance services,

— Maintenance surveys.
