DeltaPort GmbH & Co. KG (hereinafter: DeltaPort) operates the port of Emmelsum in the area of the city of Voerde at Rheinkilometer 813. The port of Emmelsum is located on the Rhine River, the largest European waterway in the immediate vicinity of the Wesel-Datteln Canal, Germany's busiest inland canal.

DeltaPort is currently available as the owner in the eastern part of Emmelsum port, an approximately 7.2 hectare, flood-free and immediately buildable property without direct access to water (“Wardwilde”). With this call for tenders, DeltaPort provides the Wardweide property, divided into 2 sub-areas, for port-related commercial settlements by concluding inheritance contracts (with obligation to build and operate the contractually specified structures and facilities for port-aware use).

North-western subsurface

The city of Voerde is located on the lower Lower Rhine and within the northwestern outskirts of the Ruhr area in North Rhine-Westphalia and is part of the Wesel district. The port of Emmelsum is in the area of the Lippe estuary.

The port of Emmelsum is located on the Rhine River, the largest European waterway in the immediate vicinity of the Wesel-Datteln Canal, Germany's busiest inland canal. This provides an ideal connection to the ARA ports (Antwerp, Rotterdam, Amsterdam) and to southern Germany. The all-German canal network and the eastern and south-eastern European countries are optimally accessible via the Wesel-Datteln Canal and the Rhine.

The trimodal port of Emmelsum (water, road, rail) is primarily a port of handling for containers and to a lesser extent for general cargo. 3 KV terminals operated by third-party companies are available here without discrimination for goods handling. An area extension of approximately 15 ha is planned in the western part of the port. The dock has quay walls totaling 715 metres in the area of the 3 crane facilities.

The port of Emmelsum is accessible via a port railway. The port area and the Hünxe-Bucholtwelmen industrial area are connected to the electrified rail network of Deutsche Bahn via the Oberhausen-Spellen connecting line, regardless of the parallel Betuwe line (Arnheim-Oberhausen) in Oberhausen.

DeltaPort is currently available as the owner in the eastern part of the port Emmelsum, an approximately 7.2 ha, flood-free and immediately buildable property without direct water access (“Wardwilde”), on which, divided into 2 parts, port-related commercial settlements through the conclusion of inheritance law agreements ( with an obligation to build and operate the contractually defined structures and facilities in accordance with port-related use). With this lot 1, the north-western section with a size of approx. 26,000 m 2 is allocated.

The Wardweide property is accessible to road traffic via Schleusenstrasse. The establishment of a separate connection to the port railway is possible at the settlement of an infrastructure connection contract at the expense of the resident, provided that the local conditions allow it.

DeltaPort points out that the property for construction-ready preparation has been partially filled with mineral fillers (soil and building rubble) since 1999. Extensive documentation and expert reports are available, which are handed over to the settlers in the course of the procedure.

The Wardweide property in question here was last advertised with the announcement published on March 5, 2020 for the realization of a port-savvy commercial settlement (tender no.: 2020/S 046-109442). Since the negotiations in this preliminary proceedings did not lead to the conclusion of a contract, DeltaPort has decided to resubmit the settlement on the property in question here.

To simplify matters, the companies that are interested in settling in the Wardweide area are referred to below as "bidders" regardless of the respective procedural status. This also applies to business combinations / bidding groups.

South-eastern subsurface
