The district of Calw is planning a new road maintenance department with a central workshop in the northern district and a pure road maintenance department in the southern district. The new construction of the road maintenance depot is intended to replace the previous road maintenance depot, which is over 40 years old.

For the former, the district has acquired a piece of land in the Würzbacher Kreuz inter-communal industrial park.

A feasibility study was carried out on the basis of the room and area program, which is included in this procedure. The room plan is attached as a separate annex.

In the southern district a location analysis is currently being carried out to obtain a location, which is currently proving to be very difficult.

Property situation:

The property acquired has a size of approx. 18,500 square meters and is located on the edge of the Würzbacher Kreuz industrial park. The commercial area is located above, somewhat remote, the municipality of Oberreichenbach and is already partially built on. The basics of the planning, in particular the enclosed feasibility study, have already been discussed with the approval authority of the city of Calw. The results will be made available when an order is placed.

Arm:

The property development with water / electricity / sewage / telecommunication is secured and available. Adjustments in the property are necessary.

Contaminated sites:

There are no contaminated sites for the area of application.

Traffic development:

The traffic development is given by the development of the commercial area. In addition, another traffic connection is to be created as a service entrance and exit to the west on the state road. The basic questions for this have been clarified and the necessary permits and traffic law approval from the higher road construction authority are available.

Building structure:

Basically what is intended is a so-called "single house solution" with a corresponding environment with the aim of optimally designing the organizational processes and at the same time optimally positioning and utilizing the areas and structures in relation to one another. An energy concept is to be developed for the overall project, which optimally combines ecological and economic requirements. In particular, the use of rainwater and gray water must be considered and planned for (cistern).

The materials used must be durable and fit the entire project into the surroundings in an appealing manner.

The slight slope is to be optimized in terms of planning with regard to construction costs and integration into the landscape.

The outdoor facilities meet the building law requirements and are a sensible compromise in terms of space consumption, economy, materiality and design.

A fire protection concept is created on site, which is based on the planning to be created and is submitted to the building authority with the approval planning. The building application has to take this into account.

Estimated budget:

- Calw road maintenance depot: EUR 8.5 million gross (KG 200-700);

Since there is not yet any property available for the South Road Maintenance Department, the planning and execution times are still unclear.

Current planning status:

The engineering office Schweizer from Blumberg prepared a feasibility study for the road maintenance depot in Calw. This is included in the tender documents in the form of plans.

Specialist planning of technical equipment according to § 55 HOAI 2013, service phases 1-9, plant groups 1-5 The successful bidder is commissioned with the aforementioned planning services for the Calw road maintenance company.

The commissioning of the service phases takes place in stages. The client is free in his decision about a further assignment; there is no entitlement to the transfer of further services.

The scope of services includes all planning services and all necessary ancillary services that belong or are required for the proper and complete execution of the planning.

Optional services:

The client intends to also award the specialist planning of technical equipment for the later construction of the southern road maintenance facility to the successful bidder in the process.
