BZ UFR – BKH Werneck, restructuring of the power grid (medium voltage) + new construction of an independent energy supply building Object planning of buildings + interiors – architectural services

The district of Lower Franconia intends to restructure the power grid at the Schloss Werneck district hospital (with structural and technical adjustments to the existing building and the construction of a new energy supply building at the entrance gate) as well as the construction of an independent energy supply building for the forensics clinic area.

It is a subsidised measure. (Free State of Bavaria via AfMRV)

1. The following transformer stations are to be overhauled in the existing building:

- Transformer station technical operating building (TBG) – 1B

- Transformer station OP center – 2A / B

- Transformer station B-construction – 3A / B

- Trafostation Personalwohngebäude (PWG) – 4 A / B

- Transformer station H-Bau – 5 A / B

Structural and fire protection measures are required in all transformer stations, including adjustments to access doors and floor ducts, installation of interior walls to separate new switchgear, production of cable entries (including digging work), opening / closing wall openings, installation of fire bulkheads, plastering / painting work, etc.

A detailed explanation of the individual sub-measures can be found in the stage 2 tender documents.

The total costs for the restructuring of the electricity grid (including the construction of the new energy supply building at the entrance gate) are currently assumed to be € 4.7 million gross.

The share of the building construction (KG 300) of this amounts to approx. € 920,000 gross. (Stock approx. 19 %)

2. New construction of the company building at the entrance area

- Single-storey building next to the entrance gate

- Fire-resistant operating building for additional transformers, switchgear, emergency power systems and storage tank rooms

- For reasons of monument protection, hipped roof with 45° inclination

- Building construction: precast concrete elements + wood cladding as façade

A detailed explanation of the individual sub-measures can be found in the stage 2 tender documents.

The total costs for the restructuring of the electricity grid (including the construction of the new energy supply building at the entrance gate) are currently assumed to be € 4.7 million gross.

The share of the building construction (KG 300) of this amounts to approx. € 920,000 gross. (New building approx. 81 % /)

3. New construction of the forensics building

- Single-storey building south of the bowling alley building

- Fire-resistant operating building for additional transformers, switchgear, emergency power systems and storage tank rooms

- For reasons of monument protection, hipped roof with 45° inclination

- Building construction: precast concrete elements + wood cladding as façade

A detailed explanation of the individual sub-measures can be found in the stage 2 tender documents.

The total costs for the new construction of the Forensik energy supply building are currently assumed to be € 2.6 million gross. The share of the building construction (KG 300) of this amounts to approx. € 665,000 gross.

Note:

With the entry into force of the new version of the HOAI 2021 on January 1, 2021, the binding to minimum and maximum rates is lifted. The fee tables of the HOAI 2021 show orientation values.

The fee is based on the agreement that the contracting parties make in writing.

The Client points out that, in accordance with Section 7 of the HOAI, a fee higher or lower than the orientation values specified in the royalties of the HOAI can be agreed. Unless an agreement has been made, the respective basic allowances for the basic services shall be deemed agreed.

The subject of the proceedings is the planning of buildings and interiors

(Architect's service HOAI 2021 Part 3, Sec. 1, §§ 34 ff) for all properties (2x new building + 1 x existing building)

Commissioning of the basic services of service phases 3 to 9 + residual services LPH 1 – 2

- Step-by-step commissioning, for the time being only level 2 with LPH 3 + 4 + remaining services level 1

- including related special services

- further stages according to the provision of funding and financial resources according to the model contract (according to HAV-KOM)

Special services:

- Advising the client and participating in funding procedures (level 2)

- Advising the client and contributing or assisting proof of use (level 3+4) (The respective application is made by the client himself)

The commissioning of the basic and special services is intended in accordance with the provision of funding and financial resources.

There is no legal entitlement to the commissioning, as well as the commissioning of further levels or special services.

Planning services have already been provided in accordance with HOAI object planning for buildings and interiors, cf. LPH 1 – 2 as a basis for further processing.

It is assumed that with the conclusion of the VgV procedure, the goal-setting phase according to BGB is completed.
