The subject of the contract is the turnkey construction of a total of nine multi-family residential buildings as a general contractor service with implementation planning on two adjacent construction sites, Alte Hellersdorfer Str. 44 to 48 and Alte Hellersdorfer Str. 43 to 45, each in 12629 Berlin.

The new buildings are to be constructed as four-storey apartment types on the one hand and as three-storey terraced house types on the other. The construction is made of timber, partly with a basement in solid construction. A total of approx. 5,000 m² of living space is to be created. The construction will be carried out on the basis of design and approval planning as well as the contracting authority's tender documents in the KFWG standard.

The buildings are wooden constructions. Therefore, the façades above the plinth are to be provided with wooden formwork. The façades are separated by floor by the necessary sheet steel fire barrier according to MHolzBauRL. The plinth zone is provided with anthracite-coloured normal-format slips in a wild bandage. To structure the façade, a further horizontal sheet steel strip is planned for each storey.
The balcony loggias are intended as steel-and-wood constructions; the railings are planked with wooden formwork for privacy reasons.
The reinforced concrete entrance porches and the walls of the external staircase are also finished with brick slips.

Reihenhausbauten
The buildings are wooden constructions. Therefore, the façades above the plinth are to be provided with wooden formwork. The plinth zone is provided with anthracite-coloured normal-format slips in a wild bandage.
The dormers are dormers with slate-grey cladding or standing seam zinc covering.
The basement spare rooms are planned as steel-and-wood constructions with contrasting wooden formwork.
The terraces and entrance steps are made of cast stone or clinker. The canopies are decoupled steel structures.

The development of the buildings with regard to the supply of water and energy as well as the disposal of wastewater and the traffic development are given by the location on Alte Hellersdorfer Straße. The development of the two construction sites is independent of each other.
The house connection rooms are located in the basement. District heating is used as an energy source for heating, supported in each case by an air source heat pump.
The apartments will be equipped with decentralised exhaust air units. The supply air is provided by a follow-up flow.

Outdoor facilities
The communal open spaces take up the functions of development, parking spaces, children's play, recreation and rainwater infiltration. Waste disposal is planned for each construction site at one location on Alte Hellersdorfer Straße.

Bidders are free to propose optimisations of the timber construction in the course of submitting their bids, in particular to adapt the construction to the specifics of the bidder's own timber construction systems.
