Niedersachsen Ports GmbH & Co. KG ('Niedersachsen Ports') is the largest infrastructure operator of public seaports, island supply ports and regional ports on the German North Sea coast.
As the owner of the N17 plot of land with a partial area of approx. 700 m² in the area of the port belonging to the island of Norderney, Niedersachsen Ports will be available from 01.01.2024, on which a port-related settlement can and should be realised. The procedure is aimed at companies with the aim of establishing port-related businesses with transshipment via the quays of the port of Norderney. Storage and/or transport and/or the associated service may nevertheless be included.
Against the background described above, Niedersachsen Ports is carrying out this negotiation procedure for port-related commercial settlements on the N17 property by concluding a lease or leasehold agreement with an obligation to operate in accordance with the negotiated port-related purpose.
The port of Norderney is connected to the island's road network on the land side via the harbour road. On the water side, the harbour has a pier and quays as well as the "Kaiserpier" quay. Directly on the opposite mainland (about 10 km as the crow flies) is the station "Norddeich Mole" in the port of Norddeich, which ensures the connection to the rail network of Deutsche Bahn. The nearest BAB connection (A 31) is about 30 km away from Norddeich near the city
Emden and can be reached from Norddeich via the B 72.
Niedersachsen Ports is the owner of the property designated N 17 in the area of the port of Norderney. This commercial area is a partial area of approx. 700 m² of parcel 00046/265, corridor 1 part, Norderney district. A port industry company is to be located on the site, which will provide port-related services. A corresponding port-related purpose of use will be contractually agreed.
Against the background described above, Niedersachsen Ports carries out this negotiation procedure for port-related, commercial settlements on the Norderney property by concluding a rental agreement with an obligation to use the negotiated port-related purpose.
Companies that are interested in concluding a rental agreement are hereinafter collectively referred to as "bidders" regardless of the respective state of the procedure. This also applies to mergers/bidding groups.
This area is hereinafter referred to as the "N17" area.
The plot N17 is partly. currently already in use and contractually bound up to and including 31.12.2023. Therefore, the transfer of the property to the new settler is possible with effect from 01.01.2024. Due to the future start of use, the respective rental agreement will contain some special features regarding the determination of the obligation to use, the specific start of use and rights of withdrawal. The property was partly destroyed. previously used by the current user as the operation of a storage area. The property is fortified and will be handed over without any buildings or facilities.
