For the University of Potsdam at the Golm site, a 2-storey seminar lecture hall building, Building 5 is to be converted, modernised and completely renovated in accordance with the requirements of the Energy Saving Ordinance and accessibility.
The contract includes specialist planning services for technical equipment from the service phase (LPh) 5. The basis for the contractor's services is the service profile "Part 4 Technical Planning, Section 2 Technical Equipment" in accordance with HOAI 2021, the existing design planning as well as individual special services, as well as residual services from LPh 3 and LPh 4. The provision of services is to be geared towards project management with individual trade awards.
For the University of Potsdam at the Golm site, a 2-storey seminar lecture hall building, Building 5 is to be converted, modernised and completely renovated in accordance with the requirements of the Energy Saving Ordinance and accessibility. The building was erected in 1952 on the foundations of a building destroyed from the 2nd World War. A modernization of the security technology took place in the 90s. The building has been a listed building since 2007.
The L-shaped building consists of an office block and a lecture hall section. The building will house 15 seminar rooms with an area of 965 m² and a lecture hall with 440 seats and an area of 450 m².
In addition to the lecture hall and the seminar rooms, a large flexibly divisible seminar area (187 m²) is to be set up instead of the AVZ service point.
The space requirement program assumes a total area of around 1602 m².
As a replacement for the areas lost during the renovation, an interim building in container construction must be erected and connected accordingly before the start of the renovation work. Planning services for the technical connection and operation are part of this measure.
For this project, the Brandenburg State Agency for Real Estate and Construction (BLB) is looking for a competent engineering office to take over the specialist planning services for the technical equipment from LPh 5 onwards. The basis for the contractor's services is the scope of services "Part 4 Specialist Planning, Section 2 Technical Equipment" in accordance with HOAI 2021, the existing design planning as well as individual special services, as well as residual services from LPh 3 and LPh 4. The provision of services is to be geared towards project management with individual trade awards.
The services are to be provided in the following plant groups:
- HLS according to § 55 HOAI for plant groups 1 to 3 and 8
- ELT according to § 55 HOAI for plant groups 4 to 6
In each case, services must be provided in the following service phases:
- LPh 3: Design planning (proportionate)
- LPh 4: Approval planning (proportionate)
- LPh 5: Implementation planning
- LPh 6: Preparation of the award
- LPh 7: Participation in the awarding of contracts
- LPh 8: Objektüberwachung
- LPh 9: Objektbetreuung
The assignment is based on the corresponding model contracts of the state of Brandenburg (based on RBBau). Since the preparation of LPh 3 has already taken place, LPh 4-9 will be commissioned with a surcharge, whereby LPh 4 will only be commissioned for those plant groups or plant components for which approval planning is required. Furthermore, residual services of LPh 3 and special services are commissioned.
As part of the provision of services, the contracted engineering office is expected to have a higher local presence; this means in particular the participation of the named project management in at least biweekly meetings during the planning phase and in weekly meetings during the construction phase as well as the presence of the construction management on the construction site during the working day.
