The kindergarten is located in the municipality of Kell am See, Trierer-Straße 41, Kell district, corridor 41, parcel 157.
Due to new arrivals and an extended care entitlement - continuous care of at least 7 hours a day since 01.07.2021 - an extension of the Kell am See daycare center by two groups and additional adjoining rooms is required.
In addition, some of the rooms in the existing building are to be put to new use.
The expansion of the daycare center is to be carried out by a two-storey flat roof extension on the southwestern side of the existing building. Based on an additional required usable area of approx. 260 m², an extension with a gross floor area of approx. 450 m² is to be built.
The following rooms must be accommodated in the annex:
a) Two group rooms b) Bedroom toddlers c) Differentiation room d) Management office e) Bistro (breakfast and lunch) f) Kitchen and storage room g) WC, washbasin with three seats, changing rooms h) Cloakrooms and corridor area i) Staff and disabled toilet j) Vestibule (storage of strollers) k) Technical room The extension building and the resulting increase in the number of children are also intended to adapt the outdoor play area. Due to the existing topography of the property, a level adjustment of the outdoor area for better use of the play area is required. For this purpose, the neighboring property parcel 158 can be used conditionally.
The daycare center is currently heated with an oil boiler as an energy source. The extension is to be carried out to a high energetic, economical standard. In addition, the entire building complex is to be found as a sensible, economical, promising, renewable energy source. The flat roof of the extension is to be used for energy production.
The subject of the tender is the provision of architectural services for property planning buildings in accordance with § 34 HOAI as well as outdoor facilities in accordance with § 39 HOAI, service phases 1-9. The awarding body intends to award the planning services in stages.
In stage 1, the work phases 1-4 are to be commissioned for services according to § 34 and 39 HOAI. In stage 2, the client intends to award the service phases 5-9 according to § 34 and § 39 HOAI for the approved planning.
The services based on performance level 1 are optionally advertised. There is no legal entitlement to the assignment of further services/levels.
