With Friedenstein Castle and its parks in Gotha, Thuringia has a unique ensemble of monuments of great radiance. The huge castle with its two mighty corner towers forms a landmark that reflects an impressive architectural history. With its state rooms, the Ekhof Theatre, the gardens and the art collections, Friedenstein Castle has an outstanding cultural-historical status and an ever-increasing attractiveness as a destination for cultural tourism.
At Friedenstein Castle, the renovation of extensive areas, combined with restoration measures, is necessary. With the exception of the areas that have already been renovated, extensive static-constructive upgrading measures are necessary throughout the castle building. The "Renovation of Friedenstein Castle and Ducal Park in Gotha" has been planned in partial construction phases since 2017. A first phase has already been implemented while maintaining ongoing overall operations.
The important architectural and garden architectural ensemble is to be preserved and presented to posterity as an outstanding historical Gesamtkunstwerk.
The extensive and elaborate static-constructive component exposures, wood protection investigations and inventories of the technical building equipment carried out in the castle so far showed that there is a complex damage pattern. In order to achieve the project goals, the funding volume was increased, which is associated with a new invitation to tender for the architect's services.
As part of the funding project, the renovation of two extensive sub-areas is planned, for which the architectural services will now be put out to tender separately.
In order to implement the project, competent specialist planners with special qualifications in dealing with monuments have already been found for the respective project areas in a first step, which are now to be completed by an object planner (architect) for TP II.1, west tower/west wing. The aim is the holistic restoration committed to monument preservation and the permanent preservation of the substance in its traditional state for future generations. The collections are to be preserved, presented and communicated in their original place and context. Optimal and up-to-date working conditions are to be created for the work of the local institutions. Existing static and structural damage and defects, also in the high-quality interiors, must be eliminated and the building upgraded for the intended uses (museum, library, events, administration). Minimally invasive and low-tec solutions are to be used.
The specific task includes the comprehensive repair of the west tower and west wing, the emergency protection of the north wing as well as the basic protection of building services and fire protection technology for the entire castle.
In close cooperation with the Thuringian Palaces and Gardens Foundation, the representatives of the monument authority, the users and other specialist planners, the monument conservation objective is to be further developed and implemented in accordance with monument regulations, approvable and sustainable.
The construction measures are planned and carried out within the framework of the joint funding project of the Federal Republic of Germany and the Free State of Thuringia in partial construction phases in accordance with the requirements of the Guideline for Subsidised Buildings of the Federal Government (RZBau).
The cost estimate within the framework of LPH 2 results in a gross investment requirement of around 51 million euros for the cost groups 100-700 (including the building fabric to be processed) according to DIN 276. The investment requirement of EUR 51 million is set as a cost ceiling, to which the planning is to be aligned in the future.
The gross floor area of the west wing and west tower is approx. 12,700 m².
The order is placed in a first step for the service phase 3 according to § 34 HOAI with the aim of developing the design planning with the cost calculation according to DIN 276 and the preparation of an application document according to the guideline Zuwendungsbau des Bundes (RZBau). The commissioning of the following work phases exists as an option and is planned, subject to the funding commitment. There is no legal entitlement to further commissioning.
The familiarization with the existing, well-structured documents, the preliminary planning 2021 as well as the adaptation (e.g. layer structures) of the CAD plans available as a planning round table will be commissioned and remunerated as a special service. The client sets an upper limit of 120 hours for familiarization with the existing documents and adaptation of the plans. An agreement on this is made upon conclusion of the contract.
For the preparation of the draft planning and compilation for the funding application document according to RZBau, a processing time of one year, calculated from the commissioning, is planned. After the decision by the funding authorities, it is planned to implement the approval and execution planning as well as the structural realization.
For the determination of the height of the related building fabric, the client determines the calculation method over volumes, areas, lengths or trades (not according to rough elements according to DIN 276). The client assigns the object to fee zone IV (of value).
The client reserves the right to commission the further service phases individually or otherwise modified over the entire project period if there are special technical reasons for this. It is agreed that services, insofar as they are not planned or monitored, are not chargeable costs of the architect's service. In this case, there is a senior restorer who plans the extensive restoration measures in the state rooms of the west wing and the courtyard arcades and supervises their execution. These special services cannot be added to the architect's eligible costs. Expenses for the coordination of the interfaces must be agreed in advance and, if necessary, determined as special services.
The client expects the regular participation of the architect in the planning consultations. Important planning results are to be presented in the STSG (concept commission). In the planning and implementation phase, the local presence must be ensured on at least 1-2 days / week.
The objective of preserving and preserving the cultural monument results in an extremely complex planning task with regard to the restoration, architectural, design, constructive, technological and organisational requirements, the implementation of which requires a high level of monument conservation expertise and the willingness to cooperate in an interdisciplinary manner in the project team.
