Development planning for the construction area “North of the Amperberg”
The AG intends to develop the construction area “North of Amperberg” in the municipality of Haimhausen. The project is currently in the phase of drawing up the development plan. For the further procedure, in particular for the development of the development plan draft, the planning of the development (rainwater removal and management of rainwater cycles, water retention, waste water disposal, access roads and paths, division coordination, parcelling, surveying) is required. The subject matter of the present contract is the required engineering services from the service specifications of engineering structures in accordance with Section 43 (4) HOAI and traffic facilities in accordance with Section 47 HOAI, service phases 1 to 9 in each case, in step-by-step commissioning. When commissioned, the basic services of work phases 1 - 3 (basic determination, preliminary planning and design planning) are initially commissioned in accordance with HOAI § 43 and §47, respectively. There is no entitlement to commission further services.
The spatial scope of the development area covers an area of approx. 64,950 m² with a slope facing north-west and south-west (approx. 15m height difference maximum at approx. 480 m above sea level). Of these, approximately 30,600m² of living space (W), approximately 32,800m² of mixed construction area (M) and approx. 1,550m² of communal space (GB) are planned) whereby the development of approximately 19 single-family homes, 12 DHH, 4 town houses (MFH) and 3 commercial buildings are planned. The supply of gas, telecommunications, electricity, water and sewage is planned. The client's estimate is based on a total of approx. 6,670m² of street, approx. 700m of dirty water and approx. 850m of rainwater drainage (separation system), as well as approx. 45 site connections and 1 pumping station for dirty water, as well as approx. 45 site connections for rainwater.
