Renovation, extension and, if necessary, reconstruction. New construction of the building Kurparkterrasse / Kleine Bühne and Großer Sprudel, Lot 6 - Building Physics - Building acoustics and sound insulation, thermal insulation and energy balancing

The Kurparkterrasse / Kleine Bühne building in the town of Bad Neuenahr-Ahrweiler, built in 1972 in solid construction, was damaged by the flood disaster in 2021. The building fabric appears to be renovatable. Therefore, it is preferable to plan the renovation, if necessary. with extension, if necessary. but also a completely new building.

The building has a total gross floor area of about 2,500 m² (basement, ground floor and upper floor). The use is currently planned mixed with public and office use. A small stage is available.

The existing building is located in the Zone IIIa mineral spring protection area.

The repair of the existing building is ecologically compatible, economically acceptable and must be planned socio-culturally. Life cycle costs must be taken into account.

With regard to the service description, the client is guided by the requirements of the HOAI 2021.

The building Kurparkterrasse / Kleine Bühne in the city of Bad Neuenahr, built in 1972 in solid construction, was damaged in the basement and ground floor by the flood disaster in 2021. The building fabric appears to be renovatable. Therefore, it is preferable to plan the renovation, if necessary. with extension, if necessary. but also a completely new building.

The KG has already been largely gutted, the ground floor has only been temporarily restored. The upper floor is not affected by the flood event and is currently being expanded with containers set up. According to the damage report of 20.12.2021, the façade is designed with core insulation. It can be assumed that areas affected by the flood disaster will have to be rehabilitated.

The existing building is located in the Zone IIIa mineral spring protection area. The resulting special requirements and planning restrictions must be observed. The inclusion of the well chamber and well technology in the basement is also to be planned.

With basement and the two upper floors, it has a total gross floor area of about 2,500 m². The use is currently planned as follows: KG: technology, workshop, storage rooms, community and experience room, well chamber / well technology; Ground floor: offices, sanitary facilities, event catering, room "Kleine Bühne" as a divisible multifunctional room with public use still in the planning stage; Upper floor: offices, meeting rooms, multifunctional area, roof terraces.

Adaptations to user requirements / changes in use are possible at this early stage.

Building acoustics and sound insulation:

The scope of services is defined as in Appendix 1 Sections 1.2.1 and 1.2.2 HOAI. In this context, particular consideration must also be given to the various possible simultaneous uses of the building.

Thermal insulation and energy balancing:

The scope of services is defined as in Appendix 1 Sections 1.2.1 and 1.2.2 HOAI. For the requirements for thermal insulation and optimizations with regard to energy balancing, see Task.

If possible, the building is to be upgraded as an efficiency building 40.

The measure is publicly funded by various subsidies. A separate disclosure of the costs according to funding routes and plan alternatives is required.

All planning and construction supervision services required for the completion of the measure will be put out to tender from work phase 1 onwards, if applicable. taking into account achievements from previous studies.

The eligible costs are estimated:

KG 300 Object planning 2.900.000 EUR net

KG 400 Technical equipment 1.557.000 EUR net
