After the recent financial crisis, it has
European Risk Council (ESRB) pointed out the need
for developing indicators for
commercial real estate market, as an important part of
the prevention of future financial crises. There
exists today in many countries, including Denmark,
only to a limited extent indicators of
commercial real estate.
The task consists in the delivery of data relating to
commercial real estate and consists of the following
subtasks:
- the organisation and establishment of the collection of
the data requested by the customer
- Contact with the owners of the included
commercial real estate
- Obtaining data from the included
commercial real estate
- Quality assurance of data before data is delivered to
customer
- Documentation of data in the form of memo on
prerequisites associated with Data, which is necessary
for a correct understanding and reading of data, as well as
an overview of the content of the data provided;
(metadata)
The task consists in collecting data from the owners of
commercial real estate every quarter starting in
2022K1. Data can be collected, for example, using
dialogue with the property owners or
property administrators, and data can presumably
obtained through accounting systems or through a
questionnaire for the property owner.
In each delivery, the supplier must each quarter
recollect the updated data for the
the properties, which were collected in 2022K1.
Customer acknowledges that it may, for example, turn out
difficult to recollect for the same
properties if the property in the
intermediate period has changed owner, but
Customer expectation is that can be recollected
Data for most of the properties, which are
collected in 2022K1. If it is not possible to
recollect for the same properties,
the supplier include the reason for this in the
relevant delivery. Ongoing replacement of
properties in the collected data, as well as additions
of any new properties are allowed as long as it
expected that data can be recollected for
the properties in a minimum of two on each other
following periods.
The customer has defined the number of properties,
this one would like to see that at least it is collected
data for across geography and property type.
These conditions ensure that the collection model is
robust over time versus securing datas
level of coverage.
