The services of the contractor (AN) include the technical planning of technical equipment, equipment groups 1-3 u. 7 in accordance with Part 4 Section 2 HOAI for the construction. Implementation of a gastronomy concept u. the revitalization of the castle complex, performance phases (LPH) 2-9 (aufgr. of own achievements of the client (AG) in partial ranges elimination of partial achievements of basic achievements, LPH 4 only for Anl.Gr. 3) acc. § 55 HOAI supplemented by special services, in particular:

- empty pipe planning with special effort: monument protection / exteriors,

- Participation in detailed planning with special effort, z. B. Representation of Wandabwicklungen in high-installed areas z. Kitchen,

- Check u. Values of side offers,

- Contributing to the audit of building economics. justified offers,

- monitoring the remedy of defects within. the limitation period.

The performance phases 2-3 and 4 are awarded directly. The commissioning of LPH 5-9 is optional (see section II.2.11)

The castle ruin Burgschwalbach is located above the village Burgschwalbach (Rhein-Lahn-Kreis). The castle from the 14th century was used until the 1730s, then abandoned to decay. In the middle of the 19th century, the tourist use of the facility began with repair work and the operation of a gastronomy. The last major renovations were carried out in the 1980s. At present, the catering business is at a standstill, repair and safety measures are being carried out on the building fabric.

In the future, a gastronomy will be operated again in the castle complex. As part of an expert's report, a small day and excursion gastronomy as well as flexible event rooms were proposed as the concept of use. Parts of the outdoor areas are also to be developed for gastronomic management.

The state of Rhineland-Palatinate has launched an architectural planning competition, in which concrete proposals for an architectural implementation of the concept of use will be developed and at the same time statements made for the design of the open spaces within the castle. Overall, the goal is to create an attractive and quality tourist attraction in northern Rhineland-Palatinate, which at the same time takes into account the history and historical importance of the castle.

Construction Measures in the Field of Technical Building Equipment, Anl.Gr. 1-3 u. 7:

- Dismantling of complete, discontinued existing installations heating, ventilation, sanitary

- Dismantling of the complete kitchen equipment including the associated refrigeration systems, cold rooms, cold rooms

- Technical equipment - complete reinstallation Heating, ventilation, plumbing and use-specific systems, taking into account the other new installations (especially in the field of electrical engineering) and the special requirements for the preservation of monuments.

The AN is gem. RLBau Section F on a Household Document Construction (HU-Bau).

After the release of the HU-Bau, the contractor prepares in particular the execution planning (LPH 5), the performance specifications with specifications (LPH 6), acts in the awarding with (LPH 7), takes over the construction supervision and documentation during the execution (LPH 8) as well as the Object support (LPH 9).

In the planning, tendering and construction, the valid laws are u. Regulations according to the state of the art and the regulations of the RLBau be observed.

In addition, the special requirements for the preservation of monuments must be observed in planning, tendering and construction. Historically obsolete components must not be affected by the construction. However, modern additions to the 19th and 20th centuries may be over-planned. Among other things, this means increased care in planning, tendering and construction as well as coordination with the other parties involved (eg architects and other specialist planners as well as authorities) with regard to monument protection.

The estimated total construction costs (KG 200-600 DIN 276) are approx. EUR 2 800 000 gross, of which KG 400 approx. EUR 960 000 gross.
