The four 9-storey high-rise buildings built in 1965 at Johannes-R.-Becher-Str. 2, 4, 8 and 12 in 07546 Gera are part of the "Am Bieblacher Hang" housing estate. The "Bieblacher Hang" is located in the north of Gera and is one of the first complexly planned residential areas after the Second World War. The high-rise buildings are largely identical. On each floor there are largely four identical 2-room apartments. The elevator is located in the middle of the building. Each of the high-rise buildings has a full basement and, in addition to the differently used ground floor (residential and commercial), has 9 upper floors and a terrace roof ("lantern"). The "Lantern" is a walk-in attic with a view over Gera. The buildings are currently still about 50% let. The tenant clientele is predominantly older residents, some of whom have been tenants here since the houses were built.
As part of the complex renovation of the high-rise buildings, the energy-efficient renovation of the facades (ETICS), the renewal of the roof, the lightning protection, the elevators and the fire brigade installation areas have been carried out so far. In the course of further renovation work, the interior is to be modernized in the coming construction phases. These include the complex renovation of the vacant apartments, the string renovation of the sanitary pipes including the dismantling of the gas pipes in inhabited and empty apartments, the renewal of the electrical risers including the fire brigade announcement unit and bell system, the renewal of the electrical distributors in the inhabited apartments and empty apartments, the new construction of the meter rooms, the house and emergency power lighting as well as the upgrading of the ground floor area including storage rooms.
Through a complete renovation with the same standard of equipment in each case, the vacant apartments are to be re-let. This tender is intended to bind a framework contract partner for the "painting work" trade in order to realize the renovation of approx. 80 apartments, spread over the four high-rise buildings, over a planned period from 01/2024 to approx. 12/2025. The quantities advertised in the bill of quantities include all four high-rise buildings.
