The municipality of Wenzenbach is planning the construction of a new social facility for children and seniors in the Wenzenbach district of Irlbach, on the previously undeveloped area Fl.Nr. 990, district Grünthal II, Bayerwaldstraße opposite house number 6.
It is planned to build a children's home consisting of a nursery and kindergarten as well as a building for the day care of seniors.
The children's home will house three crèche groups (for a total of 36 children) and three kindergarten groups (for a total of 75 children).
Work phases 2 to 9 including special services are to be commissioned. See II.2.4 for the rest.

The children's home will house three crèche groups (for a total of 36 children) and three kindergarten groups (for a total of 75 children).
The basis of all further planning is the summation space programme of the Bavarian State Ministry of Finance, Regional Development and Community in the latest version.
For the construction of the children's home, subsidies from the Bavarian Financial Equalization Act are to be used.
It is important to the municipality of Wenzenbach to offer all children the best possible care. Therefore, places for inclusion children are to be created in the new children's home. In the structural implementation of the project, attention must therefore be paid to barrier-free design and the creation of therapy rooms.
In the facility for seniors, 19 day care places are to be created. The space required for day care is based on Annex 3 "Policy paper on the room program with calculation model" to the framework contract for semi-stationary care in Bavaria according to § 75 SGB XI.
For the construction of the day care facility, the investment cost subsidy of the funding guideline "PflegeSoNah" is to be applied for.
According to the "PflegeSoNah" funding guideline, 18 m² NRF per care place may not be exceeded.
The background to the care concept is intergenerational care. The aim is to create opportunities for children and seniors to meet in the open spaces between the respective buildings.
The municipality of Wenzenbach intends to remain the owner of the property and to hand over the sponsorship of the two institutions.
The demand for kindergarten and nursery places is to be covered from the kindergarten year 2024/2025.
The following aspects should be taken into account when designing:
• Separate building complexes for children's home and day care
• Uniform appearance of the two buildings
• Implementation in construction phases; Prioritization of the construction of the children's home is due to the completion date for the kindergarten year 2024/2025
• Accommodation of crèche and kindergarten in a common building
• Two-storey children's home
• Barrier-free design of the children's home including creation of therapy rooms
• Age-appropriate design of the children's home
• Barrier-free design of day care
• Meeting areas between the buildings
• Coordination with the respective institutions
• Funding guidelines related to building planning
We are therefore looking for a planning office for the building performance profile in accordance with § 34 HOAI, which develops a construction concept in close coordination with other involved specialist planners and external experts, prepares its implementation and monitors it during construction.
The services are awarded in stages.
The services of the work phases 1 to 4 should take place simultaneously for Kinderhaus, the realization can then be called up separately if necessary.
Numerous special services are requested as options.
As part of the 2nd stage, a planning task must be solved, which is remunerated with EUR 5,000.00 per bidder.
