Despite a sufficient number of rooms in principle, there is a high lack of space in the KGS Am Römerhof. Many of the existing premises are too small for the intended use (e.g. for the canteen). In addition, there is a lack of space for the OGS. In addition, a meeting room, a staff room for OGS employees, a multi-purpose room and several OGS rooms must be created here.

The construction process is to take place in three construction phases:

1st construction phase: demolition and new construction

2nd construction phase: Conversion

3rd construction phase: demolition and new construction

Due to the division into three construction phases, according to the current state of knowledge, no interim solution for the primary school has to be found for the demolition and construction period. The project is to be implemented during ongoing school operations.

In the first construction phase, the toilet facility will be demolished and the above-mentioned two-storey extension will be erected.

In the second construction phase, the gymnastics hall will be converted into a dining hall. In addition, the teachers' room on the upper floor will be vacated and moved to the new building. After that, the conversion of the former teachers' room into the office for the OGS management and the staff room can begin.

In the third and final construction phase, the part of the building on the ground floor behind the auditorium will be demolished. In its place, a two-storey replacement building with a multi-purpose room, three OGS group rooms, a relaxation room, a warehouse, a cleaning room and two toilets will be built. Only the rest room would have to be temporarily outsourced and it would have to be possible to find a solution within the 2nd construction phase for the construction period.

In the final construction phase, the auditorium is to be supplemented by a lifting lift and the room acoustics are to be upgraded.

The client intends to commission the tendered architectural services in stages:

Level 1: Performance phase 1-3

Level 2: Performance phase 4-9

The commissioning of the subsequent stage is subject to approval by the committees and political bodies.

The Contractor is not entitled to further commissioning according to stage 1, he cannot derive any further claims for remuneration or claims for damages from the step-by-step commissioning.
