The district of Donau-Ries is planning to renovate building sections B and part A as well as the connecting building of the business school at the State Vocational School Centre in Nördlingen.
,
The subject of the contract is the step-by-step commissioning of planning services of the technical equipment service profile (Anlgr. 1, 2, 3 u. 8 - HLS) in accordance with § 55 HOAI in conjunction with Anl. 15 No. 15.1 in service phases 1-9 (phase 4 only for plant group 1) as well as the special service "Monitoring of the rectification of defects within the limitation period".
The State Vocational School Centre in 86720 Nördlingen, Kerschensteiner Straße 4 is under the auspices of the Donau-Ries district. There are three types of schools in the school centre:
-Vocational school
- Technical school
- Business School
,
According to the decision of the district committees, the classrooms of the business school are to be renovated and adapted to a new pedagogical concept.
,
The following construction measures have been carried out in recent years:
- 2010- 2013: Renovation of the main building (BT A)
- 2015 -2017: New construction of the break hall and general renovation of the former housekeeping (BT C)

Task:
,
The four-storey building of the business school (BT B) dates back to the 70s and is in need of renovation. The main building was already renovated in 2010-2013.
,
A feasibility study was carried out in 2022/2023. The study envisages the following:
,
Component B is to be renovated and the floor plan changed without significantly changing the building's statics. There are no plans for an expansion. The toilet areas have already been renovated and should therefore be preserved. In the immediate outdoor area, adjustments are to be made in the light trenches adjacent to the building.
,
In this area, it can be assumed that the plumbing, heating and ventilation installations will be completely rebuilt (except in the toilet area). The connection to the inventory is the subject of the contract. The connecting corridor between components A and B will also be renovated and possibly extended in order to improve the entrance situation and gain additional recreational areas.
,
The entire vocational school centre is supplied by a central heating system in the basement of the main building. Surface heating systems are planned in component B. Air conditioning takes place only in computer rooms.
,
The rooms used by the business school in the main building (ground floor and 2nd floor only) will be included in the planning in order to be able to implement the new pedagogical concept here as well. In terms of floor plan, design and equipment, the rooms will be of a similar standard as in Building B. They are to be converted under the proviso that no changes are made to the façade or installations that have already been renovated. The depth of engagement is therefore much lower than in component B. According to the current status, only minor reallocation work will be carried out in the area of the HVAC trades.
,
According to the current state of planning, a total of approx. 2,200 m² of main floor space is to be accommodated in the rooms of the business school (BT A and BT B).
,
The construction work in components A and B will probably have to be carried out in 2 construction phases in order to keep the outsourcing of the classrooms to temporary facilities as low as possible. Nevertheless, the school management assumes that temporary classrooms will have to be created during the renovation of BT B. These temporary arrangements are also the subject of the order.
,
As part of further planning and implementation, the pedagogical concept of the school must be taken into account. Independent learning and working in small groups play a central role in this. This results in special requirements for the room layouts as well as for the equipment and furniture.
,
A rough cost estimate for the measure amounts to EUR 8.15 million gross including ancillary costs. According to the decision of the district committees, the planning is to be continued on the basis of the feasibility study.
,
,
Schedule:
,
In autumn September 2024, an FAG application for the construction project is to be submitted to the government of Swabia.
Since the measures in the main building are probably not eligible for funding, they can probably be carried out as the 1st construction phase in advance as early as spring 2025. Construction of the actual construction project on component B is scheduled to begin in mid-2025, with completion scheduled for the end of 2026.
