Object planning of buildings (architectural services) for the renovation and new use of the listed building "Entleich 6" in Bad Salzungen as an administrative building and extension by two supplementary new buildings - functional extension (elevator/toilet facilities) and connecting building (to Entleich 8):

The district town of Bad Salzungen intends to award planning services for the object planning of buildings (architectural services) for the renovation and new use of a listed half-timbered building Entleich 6 including the extension by two supplementary new buildings in Bad Salzungen.
The residential and commercial building is located in the city centre of Bad Salzungen, in the redevelopment area and is to be connected in the future with a connecting building to the already city-owned building "Entleich 8". After completion of the renovation measures, the city aims to use it completely as an administrative building for the city administration.
A cost calculation was prepared for the renovation of the existing building in 2022. The renovation costs (KG 200 - 400) as of August 2022 therefore amount to approx. EUR 2.0 million net (see Appendix 1). The construction costs for the two additional new buildings are estimated by the client at approx. 1.0 million (also net).
The object and specialist planning services for the work phases 1-4 for the existing building Entleich 6 have already been provided, whereby for the work phase 4 a structure in the ground floor area is still to be processed and thus part of the task.
The specialist planning services structural design and building services as well as the object planning services for the outdoor facilities are already available.

Services to be rendered:
Object planning building (architect) according to §§ 33 ff. HOAI,
- Ergänzungsbauten LP 2-4
- Renovation Entleich 6 (Tektur LP 4)
- Renovation of Entleich 6 and supplementary buildings LP 5-6 (optional 7-9). The client reserves the right to commission individual or several work phases in stages until completion of the construction project. There is no legal entitlement to commissioning the entire service.
After commissioning, the processing of the must begin immediately. The aim is to complete the processing of LP 5 for the overall project in January 2024.
Construction is scheduled to begin in May 2024 and the building should be ready for occupancy by the end of April 2026.
