Subject of the contract are the services of project control according to HAV-KOM (Handbook for Architectural and Engineering Contracts in Municipal Buildings) current version.
The district Dachau intends to replace the existing district office in Dachau with a new building. The building of the Landratsamt Dachau was built almost 40 years ago. The then generously planned building has meanwhile become much too small for the large increase in the number of employees. The house meets today's requirements neither in functional nor in technical terms. The planned new building covers a usable area of approx. 12,000 m
To optimize the planning, the district of Dachau has carried out an implementation competition. The h4a Gessert + Randecker GeneralPlanner GmbH in Stuttgart, with Glück Landschaftsarchitektur GmbH, Stuttgart, emerged as the 1st prize winner from the competition and is commissioned with the object planning of buildings and open-air installations.
Current project status: the architects and landscape architects (see above) are commissioned, the procurement procedures of the technical planning technical equipment are published.
The job of project control begins with a goal-setting phase of planning and execution. The competition entry and the competition work of the contracted office are attached to the tender documents.
According to the current state of the art, the total cost of the project is expected to be around EUR 50 million (cost groups 200-700 according to DIN 276, net). According to the current state of knowledge, according to the HOAI the technical planning of technical equipment for the equipment groups 7 is classified in the fee zone III. According to the current state of knowledge, according to HAV-KOM the project management is classified in the fee zone II.
Subject of the contract are the complete services of project management according to HAV-KOM (Handbook for Architectural and Engineering Contracts in Municipal Buildings) current version, see also attached ZVB.

The commissioning takes place gradually, see contract pattern §3, 3.2. First of all, the services of performance level 1 are commissioned by the preliminary planning from performance level 2 (see Lph 2 according to HOAI and according to corresponding texts contract pattern §5, 5.2) over all fields of action. The contracting authority decides in the further course of the procedure on a further commissioning of the performance levels. From the stepwise commissioning, no demands can be derived on the transfer of further performance levels or other services.
The following dates are planned for processing: Start of service takes place immediately after commissioning - planning phase 1 and 2 BA until autumn 2020, completion in 2024.
