Description:
Zero-emission office building - shell construction work

HafenCity Hamburg GmbH is planning to realize a new office building at the Am Dalmannkai location as

Zero emission office building with a total gross floor area of approx. 8600m².

In the eastern basement, a shore power system for the cruise terminal Hamburg Cruise Center HafenCity will be built

housed.

The 1st - 5th floor is in wooden construction with stiffening reinforced concrete cores (staircases and

Elevator shafts). The ground floor is based on a girder grate made of reinforced concrete beams and

Reinforced concrete columns, the ceilings are designed as cross-laminated timber ceilings. The basements are for reasons of

Building waterproofing in reinforced concrete provided as WU construction. The building stiffening is carried out via the

Stahlbetonkerne.

The ceiling elements made of wooden beams (h=34cm) and ceiling tiles (h=15cm) become push-resistant in the edge area

interconnected. This ensures the disc effect of the wooden panel. The fire protection requirement R90 is

guaranteed by means of a burn-up test according to EC5.

The reinforced concrete girder grate of the ceiling above the ground floor serves to intercept the wooden supports from the

Upper floors. The cantilevered façade corner to the "Am Dalmannkai" is covered by curved reinforced concrete cantilever girders

intercepted.

The basement is in reinforced concrete skeleton construction with reinforced concrete flat ceilings, columns, and a stiffening

Core planned. The foundation is carried out via full displacement bored piles in order to take into account the subsoil in this area. Below the two-storey-high shore power system, there is a district heating tunnel across the construction site. Since the building cannot be founded here, the walls are to be designed as wall-like beams that span the tunnel.

The procurement service put out to tender here concerns the construction of the shell for the zero-emission office building in HafenCity Hamburg.

For this purpose, in particular, the following services must be provided:

-Formwork approx. 15,000 m²

-Reinforcing steel approx. 600 tons

-Concrete ca. 3.200 m³

-Gerüstarbeiten

masonry work

-Blitzschutzarbeiten

-Installations/gauge pipes

waterproofing works

-Painting work

-Stahlbauarbeiten

The details of the scope of services are explained in the procurement documents (in particular in the specifications including preliminary remarks).

Woodwork is awarded separately and is not part of the scope of services.

It is provided for the agreement of a material price glide (see form material price glide sheet) for the service.
