The BA and the JC district of Neumarkt i.d.Opf.

The Federal Employment Agency (hereinafter also referred to as “BA”) and the job center district of Neumarkt i.d.OPF (hereinafter also referred to as “JC”) intend to rent rental space still to be built in the city of Neumarkt. The object must be located within a radius of 1 km from Neumarkt i.d.OPF. town centre.

We are looking for a landlord who, in accordance with the specifications of the BA and the JC, creates the required space in the specified qualities and that the BA and the JC on the basis of two separately concluded rental agreements based on a functional utilisation concept that is made available upon request to participate in the negotiations. for a limited period of at least 15 years. The BA requires an area of approximately 1,240 m² of NRF, while the JC requires an area of approximately 1,180 m² of NRF. Both rental areas are to be housed in one building and trained as independent rental units.

The conclusion of both rental agreements is the subject of the procurement procedure. The required rental space can be created by adapting a building that is already in planning or under construction or by constructing a new building. Another subject of the procurement procedure is the sale of the BA-owned building at Mariahilfstraße 37 in Neumarkt, in general, OPf. at a minimum purchase price of €1,036,560.00. The purchase of the real property is linked to the conclusion of the rental agreements to be concluded. Offers that either only deal with the purchase of BA's land ownership or the conclusion of a rental agreement will not be evaluated.

The BA building is a 5-storey building with a total GFA of 2,353 m². The building was built in solid construction in 1950 with an uninsulated perforated façade and modernized in 1986.

The rental property must meet the following requirements:

A total usable area (NRF according to DIN) of approx. 2,420 m² is sought.

The following requirements are placed on the areas to be rented:

a) Accessibility according to DIN 18040 in the building including access.

b) Entrance zone/reception on the ground floor: central entrance with the possibility of customer control. The entrance zone is to be planned generously and brightly due to the volume of customers. Access to all other areas of the building should only be possible via the entrance zone. A reception desk (2 workplaces each) must be provided for the job center and agency.

c) Organizational units are to be located spatially together.

d) Safety requirements: employees should be able to walk around desks, no need to set up desks on walls, office connecting doors between 2 offices each or specifying users.

e) social rooms with kitchen equipment (JC/AA).

f) meeting rooms (JC/AA).

g) Separate barrier-free personnel entry, each for JC and AA, must be provided.

h) Other space requirements (according to room requirements plan): waiting area, copy room/post office, technical room, cleaning room, storage rooms, etc.

i) automatic doors at the main entrance as sliding/revolving door operator with push button

j) meeting room with projector connection, EDP cans

k) Lockable container parking

l) smoking shelter (not in front of the main entrance)

m) Covered and lockable bicycle parking spaces including five e-charging stations

n) Car parking spaces including at least one e-charging station

The monthly rent offered (cold rent) for the agency's rental unit may not exceed an amount of €22,300; for the rental unit of the job center, the monthly rent (cold rent) may not exceed €21160. Offers that are above will not be counted.

The entire building must be barrier-free at the start of use, insofar as this is required according to DIN 18040-1.
