1. The subject of the contract is the performance of the service of administering a real estate developed with an office building, with a usable area of 7211 m², located in Łomża at Nowa 2 Street, marked in the land and building register as plots No. 11060/13 with an area of 0.0655 ha and 11060/21 with an area of 0.7274 ha, owned by the State Treasury, disclosed in the land and mortgage register No. LM1L/00006921/4 and undeveloped real estate, marked in the register of land and buildings as plot No. 11060/12 with an area of 0.1565 ha, owned by the State Treasury, disclosed in the land and mortgage register LM1L/00077208/8 in the period from 01.01.2023 to 31.12.2024.
2. A detailed description and conditions for the implementation of the subject of the contract, including the detailed scope of the Contractor's obligations, is contained in the SWZ and in the model contract constituting Annex 10 to the SWZ.

The subject of the contract is the performance of the service of administering a real estate developed with an office building, with a usable area of 7211 m², located in Łomża at Nowa 2 Street, marked in the land and building register as plots No. 11060/13 with an area of 0.0655 ha and 11060/21 with an area of 0.7274 ha, owned by the State Treasury, disclosed in the land and mortgage register No. LM1L/00006921/4 and undeveloped real estate, marked in the register of land and buildings as plot No. 11060/12 with an area of 0.1565 ha, owned by the State Treasury, disclosed in the land and mortgage register LM1L/00077208/8 in the period from 01.01.2023 to 31.12.2024.
2. The property also includes: elements of external architecture and land development next to the building, foundations, external walls, structural walls, walls separating individual premises separated in the property, external stairs, roof, chimneys, cellars, staircases, corridors, utility rooms, cranes, sewage devices and risers and their connections with a sewer, water supply devices – to the first shut-off valve at the power riser, devices central heating with radiators in premises, electrical installations to be secured behind the meter and other installations (elements) not listed for use by all users of the building.
3. 19 entities have their headquarters in this building, m.in the Local Government Board of Appeal, the Provincial Pharmaceutical Inspectorate, the Provincial Office for the Protection of Monuments, the Regional Directorate for Environmental Protection, the National Electoral Office, the Board of Education, the ARMA, the Statistical Office, the Regional Accounting Chamber, the Podlasie Agricultural Advisory Center, the Departments of the Municipal Office in Łomża, as well as the Delegation of the Podlasie Voivodship Office and natural persons conducting business activity. The building is 90% inhabited.
4. A detailed description and conditions for the implementation of the subject of the contract, including the detailed scope of the Contractor's obligations, is contained in the SWZ and in the model contract constituting Annex 10 to the SWZ.
5. The contracting authority provides for the award of contracts directly referred to in Article 214(1)(7) of the PPL Act.
The contracting authority provides, within 3 years from the date of awarding the basic contract, awarding the contract to the existing contractor of a service consisting in the repetition of similar services, i.e. a service identical to the basic contract consisting in the administration of real estate developed with an administrative and office building at Nowa 2 Street in Łomża. The scope of the contract provides for the repetition of the service for a maximum period of 1 year, i.e. from 01.01.2025 to 31.12.2025, on the terms set out in the basic agreement, taking into account current market prices. The Ordering Party reserves the right not to use the repetition of the order, or to a lesser extent, i.e. the period for which the contract will be concluded will be shorter than 1 year. The Ordering Party reserves that the repetition of the order on the terms set out above is the right of the Ordering Party, not an obligation.
6. The Contractor shall be obliged to lodge a security for the proper performance of the contract in the total amount of 5% of the value of the contract concluded.
7. The Ordering Party requests the payment of a deposit in the amount of: PLN 15,000.00.
