The subject of the contract is the turnkey construction of two apartment buildings as a general contractor service with implementation planning on the properties at Wiesenstraße 35 in 13357 Berlin and Reinickendorfer Straße 38 in 13347 Berlin.

The new buildings are to be constructed as seven-storey structures with a basement in solid construction and comprise a total of approx. 4,572 m² of living space. The construction will be carried out on the basis of design and approval planning as well as the client's tender documents in accordance with the KfW 55 standard.

GESOBAU AG intends to award the turnkey construction of two residential buildings to a high-performance general contractor. This is also to take over all the necessary construction work and the implementation planning.
The application for exemption from approval for the acceleration project was approved in September 2021 for Reinickendorfer Straße 38 and in October 2022 for Wiesenstraße 35.

The buildings are accessed via a staircase with two structural escape routes and an elevator. The stairwells provide access to a necessary corridor that connects six to seven residential units per floor. The apartment entrances are accessed via external passages to the courtyard. The commercial spaces have direct access from the street and generous openings on the ground floor.

The buildings will have a bright, smooth plaster façade. The top floor at Reinickendorfer Straße 38 also stands out from the rest of the building with a textured plaster. With their strict grid, the openings create a reference to the buildings of the Wilhelminian period. Simple mullioned windows with low parapets support this language.

Thermally separated, cantilevered balconies made of galvanized steel structure the buildings as a second layer. The railings are made of flat steel.

The houses are designed in solid construction. Most of the buildings will have a single-storey basement and thus enable the accommodation of tenants' cellars, stroller and technical rooms. There will be a bicycle room at Wiesenstraße 35.

The development of the buildings with regard to the supply of water and energy as well as the disposal of waste water and the traffic development are given by the location on Reinickendorferstraße and Wiesenstraße.
The house connection rooms are located on the street side in the two basement floors.
For heating, district heating is used as an energy source.
The apartments will be equipped with decentralised exhaust air units. The supply air is provided by a follow-up flow.

The communal green spaces take up the functions of child's play, stay and rainwater infiltration. Waste disposal is planned in the inner courtyard of Reinickendorfer Straße 38 and in a garbage room on Wiesenstraße.
