The Lichtenberg District Office of Berlin intends to renovate and expand both existing SK buildings, a primary school and an integrated secondary school (ISS) at the school location Sandinostraße, 13055 Berlin-Lichtenberg. The two existing sports halls and a MUR building are to be demolished. Two three-field sports halls as well as the necessary break and sports areas are to be newly built.
For this purpose, project management services must be provided in accordance with circular SenStadt VI A No. 15/2006 and 07/2005 and optionally in accordance with AHO booklet 9 (as of March 2020). The construction measures including planning services are expected to be completed over a period of approx. 5-7 years.
For the expansion of the double location, the renovation of the two 5-storey school buildings each with a cafeteria extension, the elementary school at Wilhelmsberg with modular supplementary building (MEB 21) and the Gutenberg school as an integrated comprehensive school with upper secondary school (ISS) as well as the supplementary building with 2 new three-field sports halls In addition to the necessary break and sports areas at the Sandinostraße 10 location, 13055 Berlin-Lichtenberg, project management services are initially to be provided for service section 2 (level A1) for the areas of activity:
1. Organizational work;
2. quantities and qualities;
3. Costs and Financing;
4. Dates and capacities; be commissioned.
The construction site has a total size of approx. 34 680 m
For the existing school building of the elementary school, together with the planned 1-5-storey extensions and the existing MEB, a needs-based gross floor area will be achieved; the additional building volume here is approx. 2,015 m
In the case of the integrated comprehensive school, there is an additional building volume of around 10,831.50 m for necessary modernizations and functional adjustments in the existing building volume as well as 1-5-storey extensions (assuming that no rooms in the primary school are also used)
The requirements of the sports halls are met due to the double location with 2 3-field halls.
Total construction costs according to DIN 276 of approx. 64,000,000 EUR (gross) are planned for the construction measures. The completion of the new school location is planned for the end of 2028.
The construction project is implemented starting with an open two-phase implementation competition (RPW) for applicant communities of architects and landscape architects.
The project management services begin with the preliminary examination of costs and compliance with the requirements of the EnEV and GEG of the competition entries for this competition at the beginning of August 2021 (competition documents have already been created and published).
The client reserves the right to gradually commission individual service sections as an option until the construction work has been completed. There is no legal entitlement to commission the entire service.
The basis of the assignment is the valid contract model of the Senate Department for Urban Development (SenSW) for project management services including the General Terms and Conditions (see circulars VI A 15/2006 and VI A 07/2005 available at www.stadtentwicklung.berlin.de/service/rundschreiben/).
Those involved in the planning will include architects, structural engineers, specialist engineers, building physicists and sustainability coordinators, special experts, including safety coordinators, experts and test engineers.
