This tender relates to the architecture design department and related consultancy services for the renovation of Roerdomplaan 42 in Rotterdam and describes the way in which the selection takes place. Part of this Assignment is also the design of the construction, installation concept and building physics advice.

On the basis of the VO op Zuid covenant (dated 2018), it has been established together with the school boards (CVO, LMC-VO and BOOR) and the municipality of Rotterdam that Portus Juliana will move to the school building at Roerdomplaan 42 and will have the space to grow to 600 students. Portus Juliana is a Christian school for secondary education where both the theoretical learning path and the mixed learning path are offered. Portus Juliana is currently located at Talingstraat 6 in Rotterdam.

Integrality is understood to mean a design that has been designed in optimal coherence, both spatially/functionally and technically and financially, whereby all disciplines present in the design team have been weighed and coordinated in an equal way. The work of the design team is supported in phases and consists of:

• Co-finalizing the program of requirements on functional and spatial requirements.

• Designing an SO and VO incl. construction, installations and building physics aspects.

• Supervising and chairing the necessary consultations with urban planning and prosperity within the municipality of Rotterdam.

• Provide input for finalizing the business case in the VO phase.

• Designing in SO and VO two new gymnasiums* on the same lot.

• Taking care of, coordinating and submitting the environmental permit on the basis of a VO+

• Contributing to the preparation of a demand specification for the construction team contractor.

• Developing a DO.

• Be part of a construction team from the TO phase.

• The minimal aesthetic monitoring during the realization of the design.

• Contributing to the preparation of a demand specification for the executing party.

• The minimal construction supervision during the development of the work preparation phase.

* Party responsible for the design of the gymnasiums has not yet been definitively determined. The design of the gymnasiums is requested under option. No rights can be derived from this.
