Markt Gaimersheim is planning to renovate and expand the St. Rafael daycare center/kindergarten, Taubenring 15, 85080 Gaimersheim.

The aim of this tender is the step-by-step commissioning of a suitable engineering/architectural firm with service phases 1-7 of the building physics service profile in accordance with Annex 1 Consulting Services, 1.2 and 1.2.2 HOAI 2021 for the areas of thermal insulation and energy balance, building acoustics (sound insulation) and room acoustics.

The following special services are to be commissioned:

- Clarification and participation in the clarification of specifications for funding measures and their implementation and, if necessary, necessary additional work for the architect

- Blower Door Test

- Optional: Metrological verification of the quality of the construction and of component or room properties

- Optional: Creation of thermal bridge calculations/simulations 2D representation

These special services, as well as the basic services of service phases 1-7, are to be offered as a lump sum.

Markt Gaimersheim is planning to renovate and expand the St. Rafael daycare center/kindergarten, Taubenring 15, 85080 Gaimersheim.

Currently, the kindergarten consists of 3 groups for a total of 75 children aged 2.5 years to school entry age. The building has a usable area of approx. 500 m². This existing kindergarten is now to be renovated and expanded to include a crèche group for 12 children with adjoining rooms as well as bedrooms, ancillary rooms and staff rooms for the existing kindergarten. Storage rooms are also needed.

The existing kindergarten is located on parcel 3245/82. The adjacent municipal undeveloped plot with the corridor no. 3245/81 can be taken into account for the planning. This results in a total land area of 4,000 m².

After the old kindergarten was built in 1983, the room concept no longer seems up-to-date for today's pedagogical requirements, so that, even if the basic room layout can be retained, the current standard must be taken into account here by roofing and extensions. The building envelope including the roof is in need of renovation. The sanitary areas and floor coverings, doors, fire protection devices and building services would also have to be renovated. An exact cost volume has not yet been determined due to the lack of detailed renovation work, but project costs (KG 200-700) are expected to be around EUR 7,000,000. According to preliminary estimates, KG 300 is likely to account for around EUR 3.1 million net and KG 400 for around EUR 1,050,000 net. The ratio of renovation to expansion is estimated at 60/40.

There is no thought of refurbishment during ongoing operations; there will be an interim solution. However, building physics services are not required for this.

For the expansion and renovation of the kindergarten, the planning commission is scheduled for January 2024, the start of planning at the beginning of 2024 and the implementation of the measure is to begin/take place in 2024 and be completed by the beginning of 2026. Occupancy should be ready for occupancy by spring 2026

The construction project is subsidized, so that appropriate experience with subsidies is expected and assumed.
