Octavia Housing wishes to contract with a suitably qualified and experienced construction contractor to deliver a programme of day-to-day repairs, planned maintenance and re-investment works.

The proposed contract Term is intended to be for an initial term of 10 years with a performance review and satisfaction break clause at the end of year 5. Thereafter, Octavia intend to extend the contract for further terms of 2 years, subject to satisfactory performance up to a maximum term of 20 years (5 + 5 + 2 + 2 + 2 + 2 + 2). The decision to extend or determine the Contracts at these points will be at the sole discretion of the Client.

The contract will be awarded to a single contractor under the ACA Standard Form of Contract for Term Partnering 2005 Amended 2008, with a schedule of amendments.

— day-to-day routine repairs for general needs, care and support and conversion properties,

— void repairs (major and minor) for general and care and support properties,

— planned maintenance works including all investment and improvement works to all stock,

— aids and adaptations repairs and improvements,

— kitchen and bathroom refurbishments,

— drainage works,

— call centre services including taking in-coming calls, planning works for general day-to-day repairs,

— call handling including pest control and managing agents,

— an out-of-hours service providing operatives on call,

— management of a DLO / Handyperson service,

— pre-inspection of day-to-day repairs.
