The requested trade and caretaker services shall cover approx. 400 residential units. These are divided between approx. 100 buildings with a total of approx. 20 000 m² residential area (excluding halls, corridors, lofts etc.). There is a total of 16 manned shared housing blocks and buildings with sheltered accommodation flats, with communal rooms and personnel rooms.
The trade and caretake services shall cover ongoing operations and maintenance of all buildings. This also includes operation of the technical installations in the buildings. In addition to snow clearing and general order, maintenance of green installations is also included. Competitions will be held for major maintenance assignments.
It is a prerequisite for the foundation that all the services are provided by one tenderer, so that all the assignments can be ordered/dialogue can go via one contact point. Tenderers must state to what extent the service will be carried out by themselves or hired in.
The tenderer is required to have a base in or close to the town centre in Horten municipality. This is because most of the objects are located there.
Estimated annual volume of the services:
— Caretaker: Approx. 1700 hours
— Joiner: Approx. 800 hours
— Plumber: Approx. 600 hours
— Painting and floor laying: Approx. 800 hours
— Electrician + various work: Approx. 200 hours
— Administrative services: Approx. 200 hours
The contracting authority is considering implementing a duty scheme outside ordinary working hours during the winter. It is a prerequisite that the stand-by is maintained in a period from mid October to mid March. This is mainly to ensure that the necessary snow clearing and gritting is carried out.
