Architectural and engineering services according to
§§ 34 in conjunction with Annex 10 HOAI, service phase 1-9,
§§ 51 i.V. with Annex 14 HOAI, service phase 1-6,
§§ 55 in conjunction with Annex 15 HOAI, service phase 1-9,
The commissioning of the individual projects usually takes place in the following project stages or
Partial benefits thereof:
Stage 1, performance phases 1 - 4 of the HOAI as well as pro rata basic and special services
Stage 2, performance phases 5 - 7 of the HOAI as well as pro rata basic and special services
3rd stage, performance phase 8 of the HOAI as well as pro rata basic and special services
4th stage, service phase 9 of the HOAI as well as proportionate basic and special services (including
Monitoring the remedy of defects within the limitation period)
The framework agreement includes the provision of architectural and engineering services for expansion,
Modernization and repair measures of commercial units in existing and new buildings as
general planner.
The general planning services of architects and engineers include the planning services for the
Implementation of construction measures in the sanitary, electrical, heating, ventilation, air conditioning, construction mains,
Floor coverings, painters and outdoor facilities for the conversion and/or expansion of commercial premises /
Objects, for kindergartens, schools, gastronomic facilities, event rooms, medical practices,
Shop space, workshop space, office space and markets.
The commercial areas vary in size between approx. 50 – 1,500 m² and are located in residential buildings,
Centers, parking garages and/or detached objects.
The tasks of the contract partner include:
- the preparation of area calculations according to DIN 277
- the creation of functional equipment descriptions
- the creation of construction schedules for inclusion in commercial leases
- the preparation of cost estimates according to trades and cost groups for contract negotiation
- the recording and logging of the technical requirements from the negotiations
- the preparation of contract documents, rental documents before or for the conclusion of
Commercial leases and after construction acceptance
- the technical tenant support before and during the construction project.
- the technical inventory, as well as the complete list of installed in the areas
technical systems in equipment lists with all required information. The lists are drawn up by the client
provided.
- the creation of up to three floor plan variants according to the requirements of the commercial tenants under
Compliance with the relevant regulations for the State of Berlin in the following formats: dxf, dwg, jpg, tif, pdf
A further component of the framework agreement includes, if necessary, the accompaniment of contract negotiations
with commercial tenants on the subject of the production and conversion of properties for rental.
After the conclusion of the contract, the planning of the measures can be continued on behalf of the contractual partner.
